Avoid these guys like the plague. Dishonest, unprofessional and work with landlords who you really, really want to avoid, honestly. Appalling. And in response to their reply, that's simply not true. You are amply aware that at least one of your landlords is not fit to let property to tenants. If you feel confident moving into a property where the landlord will ignore your calls and texts when the boiler breaks. Belvoir is for you. How about a landlord who couldn't care less when your carbon monoxide detector goes off? Belvoir. Someone who doesn't feel that rain coming into your hall is a problem? Belvoir! A landlord who steals your property? Belvoir... And if you feel comfortable with a landlord who comes into your property without giving you notice, just because he feels like it? Yes, Belvoir!

I've had the pleasure to work with Billie from start to finish on my letting, from my first viewing to signing my agreement. She's been fantastic in dealing with my constant phone calls and emails about the smallest of problems with a perfect balance of professional and friendly. The whole process has been pleasant and swift, and Billie has always been there both calm and cheerful. The whole team at Belvoir have been a delight to deal with and when I next decide to rent (or hopefully buy someday!) I won't hesitate to call them again.

I couldn't of asked for more. From start to finish they were professional and responded fast to any questions or enquiries I had, providing the correct information and answering all the questions I had asked. Once I started looking to let a property I had a few different agencies I was in contacted with but decided to go with Belvoir as they were the most helpful and always responded or contacted me back straight when needed. I have had bad experiences with agencies before and did not want this to happen again and can happily say this didn't happen with Belvoir. The progress was fast with steady communication on the steps I needed to take to make my move in date. I would highly recommend them and will definitely be using them again in the future. Thank you guys for all your help.

I had brief dealings with these guys as I put myself forward as a potential guarantor for the proposed tenancy agreement that my close friends were supposed to be signing up to though Belvoir. I can honestly say that I found myself involved in the most bizarre and mis-managed property lettings situation imaginable. Belvoir strung the proposed tenants along for weeks, leading them to believe that they were to be able to move into a flat in Hove for which they provided a move-in date. Less than 24 hours before the move-in date Belvoir pulled the plug, essentially leaving my friends homeless (as they had already given notice on their existing rental properties), out of pocket and in an extremely stressful situation. The whole process was a complete shambles, not least the request for a 2nd guarantor (for which I put myself forward) less than 48 hours before the move-in date. I emailed Belvoir requesting clarification on the exact liability and terms of the guarantor agreement and they failed to answer any of my questions in their response. This coincided with the referencing agency somehow making a mistake with the reference details of the first guarantor who exceeded the guarantor criteria but the reference stated otherwise. To top it all off, with less than 24 hours until move-in day, Belvoir stated that they would have to put the process ‘on hold’ but then immediately proceeded to put the properly back on the market, all whilst still being in possession of the original proposed tenants’ holding deposit. They didn’t even offer to help them find an alternative property that might be on their books. I know all this through my involvement as a proposed guarantor and because I was called upon by my friends to help and support in what has been a terribly traumatic experience for them. All in all it is clear that Belvoir have been grossly negligent and I have already encouraged my friends to go to great lengths to formally report this incident and file official complaints regarding their awful experience to all appropriate channels. I would strongly advise that anyone looking to rent a property in Brighton and the surrounding area avoids this company.

I couldn't recommend you go anywhere else enough. Belvoir are awful to deal with, they can't piece together proper contracts, spell everyone's names correctly or keep us up to date about anything. They've also been in breach of contract multiple times by not having the property ready for move in, entering the house without notice or permission etc. They also broke coronavirus regulations by bringing people over for viewings without following government guidance or warning anyone. We didn't know a viewing was taking place until a group of people was in our kitchen. Landlords should avoid them too because they're slow, unprofessional and fine to breach contracts and the law. They're shocking to work with.

TERRIBLE IS THE EXPERIENCE. I am an international student who had the good fortune of meeting HOMELETS, a decent company with Staff such as Beth. Shortly after the start of our tenancy, HOMELETS was bought over by BELVOIR and the nightmares started. At the point of renting the 2 bedroom Flat which was going for 1400 pounds inclusive of utility bills, HOMELETS was kind enough to leave 2 pieces of Sofa, a Bed and Television for our use. We were never able to use the TV which Beth came for while the Sofas and Bed served great use. Our Tenancy was supposed to elapse at the end of November but we moved out earlier than that. By at least a week. Meanwhile, few months after moving into the property, the lights started going out one after the other. I complained endlessly to BELVOIR and got absolutely no response. They asked for me to take pictures of the burnt out lights which I did but they did not fix it. I could no longer read in the room (which had specially fitted lights) while we avoided using the path of the hallway whose light was not replaced. There were days we were without heating and resulted to boiling water in the kettle. There were times we could not use the toilet because the water system broke down. I once had to pay 92 pounds for an engineer to shut down water to the toilet pending when Belvoir was going to come and repair the flushing system. Many times, hot water ran out while in the shower. Response periods usually took between three days and a week. Now that we have moved out, Belvoir is asking for us to pay for new curtains, professional cleaning and to remove the sofas which they inherited from HOMELETS. Plus, I am asked to show emails of how HOMELETS handed over the sofas to us. Amazing that no joint inspection was conducted before we moved out even though we made those requests. They sent in someone to take pictures whom I kindly made a request to go with their bed since we had only one. He approved and we took the bed. Yet, they do not seem to be able to come to terms with the fact that they own the sofas having bought over HOMELETS. Such terrible experience. I got two vans to move our things out. The second van was practically empty since we had little or no furniture. If I knew they will relinquish ownership of the couch, wouldn't I have gladly loaded a Van I paid hundreds of pounds for? Deal with Belvoir at your own peril. Even though my family is in dire need of our deposit, I am resolved to a Tribunal or Court adjudicating over this matter. This is why I am making my own review public. They gave out a two page Tenancy Agreement which had no liabilities for any real or imagined restoration of the property. I wait for a refund of my deposit. Be warned from Belvoir!

Where do we even start? Renting with Belvoir has been one of the most positive experiences we've ever had with a letting agency. We mostly dealt with Jessica, one of the team members, and she has been so incredibly helpful, going above and beyond to help us with every step of our move. We've come from over four hours away in Lincolnshire for work, and she helped us with virtual viewings and the numerous queries we had about our property. When we struggled with locating our gas meter upon moving in, she took it upon herself to take her work home with her in order to help us locate it so that we could arrange our energy. She is a credit to the team and we're so happy that we worked closely with her. Before we moved in, when we eventually managed to book a real viewing (as the government COVID-19 restrictions lifted) we were shown around by Josh, who was also incredibly helpful and professional. All in all, we would 100% recommend Belvoir Brighton and Hove for any renting needs in the area. Thank you!

Looking for a place is a stressful experience without dealing with snotty staff who seem extremely proud of that fact that “no, none of our properties except pets okay!”. This is what I got this morning from an extremely dismissive lady on the phone. I get most landlords prefer not taking risk on cats and other animals but would it be possible to add to your staff training some basic manners in empathy and customer relations in explaining why you only work with landlords that enforce blanket bans on pets. All brand and pretence. Probably each and everyone have pets themselves but make a profit from exclusively compounding landlord discrimination against people with pets.

Do not go anywhere else. Belvoir break the mould when it comes to customer service - outstanding. Wai enabled our sale as Covid 19 took hold. Nothing was too much, everything we asked for (most of it outside the remit of an Estate Agent) Wai and Belvoir did. We rented a place with this company. We had a issue and couldn’t have hot water. Mary said we needed to fix it...google it. I kicked off and she sent someone In the end and he said thank god I was called as this is a much bigger job and you wouldn’t have been able to fix it. Reason I rent isn’t to fix issues my self and company took days to email and I would never use this company again.
