My house sale snagged over a damp survey. Tracy at John Hilton's recommended a damp company with a proven record and this facilitated the eventual sale. She did this without being asked and it possibly saved the sale. First class.

Throughout the whole stressful process of buying our house, our experience of solicitors/estate agents etc, has been that they have done as little as they have to and no more (less,in the case of Fox and Sons, our estate agent). John Hiltons (representing the people selling our new house), in contrast, have been excellent: accommodating, patient, communicative and helpful beyond what they were obliged to do. It's ironic that the other peoples estate agent has been more helpful than our own. Highly recommended.

We recently bought our house from John Hilton’s and both my partner and I were very happy with the agents we were in touch with - namely Tom and Marius. The process was complicated and stressful towards the end (through no one's fault), and the staff at JH's were very proactive, reassuring and kind, even though we were not technically their clients. Though I cannot imagine wanting to sell our beautiful new house, we would definitely go through John Hilton if we did.

John Hilton’s were the agents for the vendors of our recently purchased property. The purchase process proved, through no fault of the vendors or John Hilton’s, very challenging lasting from February to November. Throughout this time we found Hilton’s extremely responsive, clear and honest, especially Tracy and Tom. This was a difficult and highly stressful time for us but Hilton’s treated us with respect, kindness and understanding.in every interaction. We cannot commend them highly enough even though we weren’t actually their clients! Were we ever to move again (perish the thought!) we would certainly use John Hilton’s.

I do not recommend this agency, ESPECIALLY for students. At the start of our tenancy we had a bathroom with a rusty radiator which we were told would be replaced. It was never replaced. At the end of our tenancy we received poor communication with the agency about whether a checkout report had been conducted and when we would get our deposit. We phoned them multiple times and were promised that we would get email confirmation from the deposit team, to which we did not. We also sent multiple emails which did not get responses. After approx. a month of the end of tenancy we raised a dispute with the deposit insurance company. This was the first time that John Hilton decided to respond properly to us and send us the check out report. When agreeing upon the deposit amount they tried to make us pay for certain things that were either already cleaned to the check-in standard (as stated on the check-out report) or were not our responsibility (as stated in our contract). After a lot of back and forthing our deposit was only released approx. 2 months after the end of our contract.

Our tenancy ended late August and our deposits were supposed to be returned after 10 workings days (all the paperwork signed) and after tireless amounts of calls saying they'll get someone to look into it they eventually did when i mentioned legal action against them (Deposit returned around late October. We were also charged £40 for rubbish removal which belong to the landlord (mattress). I still haven't heard back from them about the £40 dispute but I've given up at this point. If you're looking to rent then I'd say deal directly with the landlords themselves and don't bother with these agencies because they are so much hassle when it doesn't need to be.

Our tenancy ended in September 2020 and our deposits were supposed to be returned after 10 workings days. We received an update on our deposit in late October and disputed the deposit amount. We have sent numerous emails but we have not heard back from anyone. It's almost February and the agency still keeps our money in the amount of $1925.01. We will have to escalate this matter to the Small Claims Court. DO NOT RECOMMEND!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Professional and responsive, he excels at keeping a chain together and making sure everyone can meet a tight or sudden deadline, whilst also understanding the needs and process of Conveyancing as well (sometimes a rarity!). ANY STUDENTS DO NOT USE JOHN HILTONS! I have just been through the worst process with this estate agent to get our deposits back. Our tenancy ended on august 21st and now nearly 4 months later have we just received most of our money back. This company give students no support, even though they are meant to be agents for both parties. There is no respect for students as we had emails and phone calls ignored for weeks on end and parents had to get involved in order to get answers.

I’m sure JH are a great company if you’re not a student. Looking through the reviews I can see most of the poor rated reviews are from tenants There’s a clear pattern. No major issues throughout our 2 year tenancy all inspections deemed fine no problems from JH and no queries from us as tenant. However, since we moved out 2nd September 2020 it has been nothing but hassle. I am still awaiting some of our deposit back and today is December 15th. Our first sum of money agreed from the deposit we were told would take up to 14 days to show in our bank account. 14 days later I phoned up as no money had been sent to the account, only to be told it would be sent out that today. Unacceptable to hold onto deposit money when we had been told it had already been sent 2 weeks prior. 1 of 2 reasons - a lack of communication between colleagues or a lack of urgency in the office to get things done and meet deadlines. At the end of November I was assured and had in an email that the remaining final balance that had been agreed would be paid into the account the end of November. December 8th still no money paid in so yet again I find myself calling up due to JHs failure to once again meet their deadline. After it had all been checked I was told the money would be sent that day (9/12/20). 15/12/20 still no money and after what I hope is my last phone call today things should be sorted. A lovely lady answered the phone and tried to be as helpful as possible however I was told it had been sent to a Lloyds account, which is not the correct account, of course I panic as the money has therefore been sent to the wrong place. I was also told the money had been sent Saturday 12/12/20 - yet I called 9/12/20 meaning it had been a further 72 hours before anyone had actually sent the money - again lack of urgency. She puts me onto a colleague who reads out the details - they are correct? I apologise for getting angry however state your colleague said it was Lloyds bank which is wrong. I then get shouted ‘IT IS YOUR FAULT THEN’ - how is it my fault for your colleague making a mistake when reading and your incompetence and your failure to meet a previous 2 deadlines regarding my money? This is not compensation or money being sent out of good will it is MY money, OUR money and you are withholding it - I am fully within my right to get agitated and annoyed after a full day of working in a school during a pandemic and still having to phone you up and discuss where the money is ... again. I understand you are often at the discretion of the landlord of the property however the service we as tenants have received and the rudeness of some staff during the final few calls is unacceptable. It is MY money you have and MY time you are wasting and after 75 working days I am fully within my right to be getting a little annoyed at the service you are currently providing.

Seem to be worth while working with if you're selling but avoid if you're renting. My landlord moved mid tenancy so had no choice but to work with JH. Rent went up £100 and was given 3 weeks notice on the increase. £120 is deducted from deposit for an inventory. Pretty dishonest and completely unclear. Can't reply to your response, so shall do here. 1. We have not ran into each other in my place of work? This review is about the moving out process for which I forewarned I would do. Not sure why there is confusion. 2. My boyfriend had moved out by that time, it has been single occupancy since 2016. I am good friends with the landlord and know that the request was yours not hers. My landlord is also the gran of my ex boyfriend... 3. I am in work and not taking personal calls so have emailed you. Unless communication is only regarded as communication on your own terms, like everything else? 4. Not sure why you're adding that you've helped me out with contractors like you've gone out your way, as a letting agency that is literally your job. 5.The fact that this is public and your only thought that your job would be easier if all deposits could be returned, shows how little you are focused on customer satisfaction. This is not misleading, this is very much what has happened over the course of the last week.

What can I say about John Hilton's? They have been truly amazing throughout a very complicated sale, which they were involved with. All the staff are highly professional and very friendly. They make you feel like one of the family. Marius was the agent in charge and he worked tirelessly on this difficult sale, and I can not say enough thank yous for what he has done for me. I never had to wait for a reply and I knew he would action anything urgent without delay. He is also extremely calm in a crises and very patient. DO NOT USE THEM. Take advantage of vulnerable students. They will never give you your deposit back and will do anything to keep it. 6 of us are owed £750 deposit back and they refuse to give it back and not a sufficient reason behind it. staff are unprofessional and rude. No understanding that we are students.

I've been consistently impressed with how easy to communicate with and how reasonable the various team members at John Hilton Estate Agents are. I've been renting for 10 years and have had a lot of very bad experiences with Letting Agents and Landlords over the years, but my experience with John Hilton Estate Agents has been great right from the start. There was no hard sell, no sense of trying to obfuscate any issues with the property seen while we were viewing it, and any that were have been fixed promptly, and no hidden charges or unreasonable fees. Paperwork was simple and straightforward, and the team members we were interacting with always friendly and helpful. They've assisted us in communicating quickly with the landlord and finding a solution to any issues that have arisen that suits all parties well. They're well on their way to restoring my faith in Letting Agents, I hope I can stay with them for many years.

4 years ago, we were looking for a Buy to Let property in Brighton and John Hilton found exactly the right property for us, letting us know immediately it came onto the market. Since then they have managed the property expertly for us and it has been continuously let for the duration. Their staff are always very efficient and friendly. We continue to be impressed by their knowledge of their market and when we have needed to have work done on the house, they have obtained quotations quickly from trusted contractors and supervised the projects effectively. Sometimes estate agents get a bad press but we would have no hesitation in recommending John Hilton for buying or renting.

I have been renting in Brighton for 5 years and seem to have bad luck with finding a good letting agent. However I seemed to be in luck when I found a flat to rent with John Hilton. The process was quick and easy and all the staff there are incredibly friendly. Whenever I have an issue with the flat, it is fixed within days and any queries I have are answered quickly. Really happy with John Hilton.

I bought a flat as a buy to let from John Hilton and they also manage the property for me. I have to say they have been first class from the moment I met them at the property through to managing my tenants and any possible problems that may arise. Nothing is too much hassle for them. They have an excellent network of subcontractors that they use and they are all very reasonable and quick to respond. I have recommended John Hilton to any other contacts who are looking to use an Estate Agent in the Brighton area.

I didn't have great success with selling my property with John Hilton unfortunately. Apart from an open day, I only had 3 viewings in 10 weeks. Although the market was somewhat stagnant at the time, I moved to another estate agent nearby who took more professional photo's, improved my rightmove advert immediately and were a lot more proactive at selling my property. This increased my viewing's to 1-2 a week for a consistent amount of time and I eventually sold my property at a decent price. They're all good people at JH but I just think they lack business nous and proactivity in actually selling properties (compared to other agents) and are probably more suited to the letting's market.
