I have a lovely landlord and I cannot fault her in anyway. Preferably I rather go through her than this agency to get things resolved. Would like to presume as I ain’t a student anymore this agency would act more professional as I treat my home as my home. Every time I report a maintenance issues I am not made aware of when a contractor is coming round, I wouldn’t complain if it was just once but repeatedly I have awoken to random strangers in my home. Sometimes it’s clear the agency have given them the keys as they will be inside my flat. With suffering from mental health issues, autism, previously having home invasions and being attack in our own homes. I find every time this happens this is effectively making our mental heath worse. I have asked the agency on multiple times to just make us aware that someone is coming over but to no avail do they even try to do this. While having these issues I cannot even get through to them to complain. I’ve been with this agency for about 5 years now and there has been no improvements. Extremely disappointed and distressed. Update 1/09/2020 Once again this exact same thing has happened. Extremely distressed over this. Have spoken to the agencies who just blamed it on contractors. Now being advised by friends and family to report to an ombudsman.

I am a landlord who has worked with Dan and the team for nearly 8 years. They are lovely friendly people, have always been the height of efficiency, and work really hard to ensure the tenants are happy and I am happy. They have always been extremely conscientious and even handed with any challenge presented. Maintenance work that needs doing on the property is acted upon straight away and always completed at competitive prices. Student or landlord I cannot recommend them enough.

Been two months since move out and still no deposit back. Every time I ring they say they'll 'do it today' and keep delaying. Spoke to the landlord and it is clearly the agency's issue. Do not go with this agency!!!!! Not worth the hassle of phoning every day to get my own money back.

I would provide a 5* rating if it weren't for the small issues with the property at the start of the tenancy, however, the service has been commendable which is great after I was originally recommended this agency by a friend of a friend. I have rented a student property with BAA with one of the tenants in the student property remaining in the property and the other three remaining places being filled by friends of ours who have also previously rented with BAA. We have had an enjoyable time renting this property as it met our expectation and has even gone beyond this. I would like to mention James who I have continually communicated with throughout the tenancy. He has been superb in dealing with issues and getting them resolved, additionally he has also provided me help when I was moving to another property with another agency. (I was looking at BAA properties, but I couldn't find any at the time that met my criteria as they had been rented out, but I would have rented with them again with my partner if a property was available) I would recommend this agency.

Well. Rented a place with them, they were all super fast and helpful; sorted out the hose within a week as we needed to move in ASAP to work. My agent even came at 9:30pm to open up the place for me last night, what a legend! I am confident they have got one of the best fees around considering other agencies here in Brighton ask for a disgusting cut. All in all it’s stressful to move but they were very good with us , 100% recommended!

This agency has made our year unbearable. Never fixed heating, unusable mattresses, no replies, and terrible customer service. Yet we still left the house in a better state than we found it- mold, rusty and broken fire escapes, broken over and the list goes on. We have since been charged about £2000 of our deposits. We know the new people in the house and went to visit it after they moved in, and only half the work they had charged us with was complete. We spent months and months giving this agency the benefit of the doubt, yet here we are struggling and stressed with this on going debate. Students should be be having to deal with this amount of unprofessional and having an agency who do not care if their mattresses made a young person go to hospital with on going back problems. A direct quote from Dan the man when we first moved and complained about the property- 'well sorry but you're probably going to make a mess of it anyway' thanks bud! Other fun anecdotes- having a bunch of students ready to come in and view the property with no warning like the law states. Broken glass left in the garden was extra cool. The landlord making a fellow student cry when she was coming back to help clean the house. Dozens of emails ignored. Calls ignored. EDIT- Just some very similar reviews to mine, and want to clarify I did NOT live with these people. Dan and the crew have a certain way of dealing with young tenants who trust them with their deposits!

We have been living with BAA for the past year and they are an exceptional letting agency. They made our move in very smooth and have been easy to get in touch with. They are very responsive to communication and take care of repairs very quickly. Our property was in great condition and any repairs were just usual wear and tear but BAA dealt with it immediately! This was a refreshing change from our previous letting agents. I would highly recommend BAA to anyone who is looking to rent a property.

Lived under a tenancy with them for my first year of uni. House was newly renovated, but upon moving in was incredibly unclean, and the renovation work done was awful (chips in all the walls, pain on carpets, etc). Huge damp problem in several rooms which took them about half a year of constant reminding to fix. Would often claim we hadn't paid rent, when all of us proved we had paid it, they wouldn't even respond. When time came for them to sell the house to new tenants, they would not warn of us of viewings, several times a day coming into the house without even knocking, let alone a 24 hour warning like any decent agency would give. The charges to our deposit after moving out were ridiculous. They charged us for their own renovation being done awfully prior to us moving in, £60 for removal of a single coat hanger one housemate had left in a wardrobe, and each of us ridiculous costs like £40 each for "dust in radiator grooves". The agency fees were also atrocious. £180 to print out a 3 page contract?! Communication with them is near impossible, you have to go into the agency in person for them to acknowledge any problems. Much like most agencies in Brighton, avoid. Try to rent directly from a landlord instead.

I found the staff very helpful and courteous anytime I called and they were always willing to solve any problems my daughter had especially Dan. Any repairs that were needed were attended promptly. The staff are always really quick to respond to any issues, and they've definitely been the best out of all the agencies I've used! The few bad reviews scattered around here are likely to be jealous competitors. This is an agency that really cares.

I would strongly recommend not going with this agency, especially if you are a student. They are seemingly professional before you sign contracts but after that they don't show any respect or regard for you or your rights as tenants. We have had and still have multiple issues with our house, even though we were promised that the house was refurbished and all appliances were bought new over summer, a couple months before we moved in. We have severe damp in many of our rooms which has caused a couple of my housemates to get ill and despite making this agency aware of the damp, it has not been fixed and there has been no action to improve the problem. In November we discovered that we had a leak in our roof which they promised to fix. Scaffolding was put up next to our house but builders have rarely been seen on it and the leak is presumably still not fixed (February) as the scaffolding is still up and we still have issues with our house. The water that leaks through our roof, runs through the fire alarms, causing them to go off without warning and frequently causes our electricity to trip out, sometimes for hours. On one occasion the fire alarms went off for an hour with no way of stopping them, there has been no help from the agency regarding this and we were forced to take the alarms down and take the batteries out which is now a safety risk as we have limited working fire alarms. Our boiler also broke mid-winter meaning we had no heating and no hot water and we had to survive in freezing cold temperatures and find other places to shower which was inconvenient and unhygienic. There was no action taken from the agency to fix our boiler so we had to go through other means to have these essential things fixed. We had to wait just over 2 weeks for our boiler to be fixed but the agency have still made no move to fix the problems that caused this. When we asked the agency for a reduced rent we were told the problems we faced were not big enough issues to qualify for a deducted rent. They have no respect for their tenants and do not tend to our needs or keep their promise of a high standard of living. They are a very disappointing and frustrating agency to work with, I advise you to find a different and more reliable agency as my housemates and I will all be doing next year.

Much easier to deal with compared to larger letting agents as you can often deal with the same member of staff. All the staff are friendly and will often go out of their way to help solve problems without involving contractors to avoid charges. Would use BAA again!

Shocked to say the least, The agency knew prior to them giving us our deposit back that the tenants were on bad terms, and yet they still gave the money back to the lead tenant, out of the total £2000 that was returned to us I was only given back £300 which I wasn't even allowed to contest, the lead tenant now has her full deposit and said she wont be giving a penny to another tenant. The lack of foresight from the agency was poor, and now i've been scammed

Rented a house from BAA last year, they were always ready to help, although refused to send someone to check the mould around the windows (but this cleared up after we opened the windows like they said). We have just received almost our full deposit back minus just £20 each for cleaning. A company I would definitely recommend!

After writing a review last year stating how impressed we were with the estate agents, would like to revoke that review now. Where do I start? Maybe the part where they forgot to inform us that half way through our tenancy countless builders would be into our property to dig up the kitchen floor and then left us with an 8 foot by 2 foot hole in our kitchen floor covered with a wooden slab for over 6 weeks! After countless emails asking when we would get a floor back, we got a reply four weeks later saying they didn't realise that we didn't have a floor. During the time without a kitchen floor we then discovered that planning permission had been agreed prior to our tenancy to build a house attached to ours. This meant even more builders walking through the house and builders outside the front door from 8am-5pm every day with massive drills. The noise was horrendous and we were not informed about it. Then to our horror, THEY WERE USING OUR ELECTRICITY, WATER AND GAS TO BUILD A HOUSE - WHICH WE WERE NOT TOLD ABOUT EITHER. It wasn't until the builders had a key (WHICH WE WERE NOT AWARE OF EITHER) that we found out we had been paying our bills which were actually theirs. We brought this up with the estate agents who said we would be reimbursed for our bills, however on presenting the bill they then said this had not been agreed, so we had to pay to build another house. This was all going on during exam period. This isn't even half of it, but if you have read up to this point I hope you have already decided to avoid this company. If you're now living in a 7 bed property on Lewes road, with a house being built next to yours, I suggest you get the estate agents to pay for your bills or move out.

When I begun writing this review, I attempted to think of something good to open with - you know, two stars and a wish and all that - but I failed. There is literally nothing good to say about this agency, if I could give them 0/5 stars I would. They ignore repairs, don't take concerns seriously (for example, RATS). They don't answer telephone calls or emails, they'd prefer to just ignore you. Oh and when they do answer, their incompetencies and their unfavourable attitude will result in your repairs/queries/concerns being ignored. As a house, we paid a total of £44, 000 in rent for the year, plus £1400 in 'agency fees' AND THEN, they have the audacity to propose a deduction of £800 from our deposit - one of the MANY charges included an 'eventual repaint of the property' - as if the £44, 000 we paid to reside in the house didn't contribute enough towards this? Literally (!!!!) what we paid in rent could've paid someone to re-paint the ENTIRE house at least 44x over? Don't bother cleaning your house when you move out - they'll charge you £350 for cleaning, regardless of your efforts (which they will book 'well in advance of the tenancy end date' - this by the way is a direct quote from one of the members of staff). My favourite charge on our deposits deduction list was ‘£120 for a missing bed base’ that they LITERALLY COLLECTED FROM OUR HOUSE !!!!!!!! Hilariously embarrassing for a business’ reputation, yet humility does not appear to affect them? They're so incompetent they will charge you for damages to the house that have been logged before you've moved in?? I beg you, check and double check anything you are being charged for - they'll take any money off you they can. As a plea to any landlords out there, do not give the responsibility of your property to this agency, PLEASE choose literally anyone else. And as a plea to my fellow students out there, don't be poor (because living in Brighton this is an inevitable) AND miserable for an entire year with this agency, find another. FYI, there's lots of uni housing on the private sector which removes ANY agency as a middle man, if this fails, go with Brand Vaughan (who I am with this year, and are proving to be far better) or literally ANY other agency. I know this is not just a reflection of my house's experience - the rest of BAA Agency's reviews reflect my concerns similarly. Anyway, have a nice day.

They are so irresponsible of the maintenance problems. Also, when you go to the place for asking or reporting, they only say report your issues on the website even it is like emergency.

Stay Clear of This Agent At All Costs As Guarantor of my son's university rental, I have received a demand for immediate payment plus costs. After checking our payment records, nothing is owed by my son. We have a payment statement showing electronic transfers throughout the tenancy when due. Upon calling the office to point out their error, I was told that the demand for £1,342.65 plus £25 for the late fee and another £25 for the letter is chargeable. I was told, in an arrogant manner, that all tenants are joint & severally liable for the collective rent. This agency has apparently failed to collect rent from an absent tenant and now expects the overdue balance to be paid by the remaining housemates, or face legal action. So any parent considering Guaranteeing their child's rent with Brighton Accommodation Agency should look very closely at the contract they are signing. I was told all of their contracts are dealt with in this way and it's pay up or court action. My Guarantor contract does not mention J&S liability, so this is now with my solicitor. A review of their business practices is one matter, but personally I found them to be arrogant, unpleasant and disrespectful to their clients. The other reviews of them offering very little support for accommodation repairs is also something we have experienced. Maybe they are used to dealing with students like something on the sole of their shoe, but in 30 years of business I have never dealt with a more jumped up little outfit.

I can attest to the condition of your student leases compared to another agency. It was lovely to go to the student home of child number 2 and not to be greeted by the smell of damp when the door opened. To see good decoration throughout, the professional handbooks left for each student and the sensible attitude of the landlord towards day to day living at the property was such a relief. Not encountered any problems with the office. Always found them to be polite and helpful, even when they are very busy they answer telephones in a professional friendly manner. Well done guys.

I have had many an experience with poor lettings agents, but this isn't one of them. The staff have all been extremely friendly and helpful from the beginning of the tenancy. When we have had issues with maintenance within the property they are very prompt at dealing with the request which is great!! I wish I'd found them sooner :)

They are useless. They don't care about your wellbeing. They barely acknowledge you when you try to get them to sort out issues with the house. A few examples for you to make your own judgement: 3 months to replace our washing machine, unaddressed mould throughout the house, my bedroom door was kicked in and broken when I first moved in, blood stained curtains. At the end of our tenancy they claimed far to much from our deposit so we contested it, heard nothing back, had to wait 6 months before we received it following a formal dispute with the third party holding our deposit. This involved BAA trying to trick us into changing the amount we were claiming so that if we wanted the money we'd have to go to court. Avoid Brighton Accommodation Agency if you can, they're your friend until you want something in return from them, then you are dirt

Warning to all parents and students: please avoid dealing with corrupt agencies such as this one. My daughter and few of her friends rented a property through this agency last year. They were treated with complete disrespect throughout entire tenancy. Serious maintenance issues were ignored and upon moving out it took over six months of disputing through the deposit protection scheme to finally get back a fraction of their deposit. All of the tenants have said how Dan Lyons was particularly rude and patronising throughout their time with BAA. This agency lied on several occasions and unfairly claimed over £2000 of the deposit for damages in the property that were already there before my daughter had moved in. Luckily the tenants had photo evidence of this and also had the initiative to go and check the house after new tenants had moved in. No surprise that they had not carried out any of the work on carpets, gardening and painting that they had charged for. This agency specialises in renting to students with a lack of experience and these dishonest deposit deductions are an integral part of how they make illegitimate money. If you're currently with this agency and your tenancy is coming to an end, please persevere in fighting unfair deductions from your deposit (through your deposit protection scheme).

I only have positive things to say about this agency so far. Efficient, friendly, and I have had no reason to question their expertise. They're always open to questions, and have good communication. All staff I've spoken with have been polite and helpful. I would suggest to anyone who is considering them, but put off by the few bad reviews, to at least speak with them and see for yourself. Added to that they have a great collection of properties, so really I cannot think of any criticisms at all.

I have used BAA for several years for both professional and student lets. We know that our own children are very likely to be tenants one day and we try to treat tenants in a way that we would expect them to be treated. That doesn't mean that every request is granted, but it does mean that we try and be as fair as possible. I know that BAA share this view as I have discussed this at length with the Directors and staff and they are all aware of this and try to put it into practice. We also adhere to the Code of Practice of the National Landlords Association (NLA) as do BAA. We know pretty much all of the agents in Brighton and Hove and can vouch for the integrity of Dan Lyons and the way in which he and his team do business. None of us in life are perfect but Dan and his team always try to do their best by everyone in an honest manner. In think that is all you can ask of anyone! Thanks for the hard work Dan!
