They reply to maintenance requests in really good time and have fairly low admin fees. But, everything else is pretty poor they will try and take all your deposit and they are a bit sly with stuff so just be careful. Deserves a 0. Firstly upon moving in they only gave us 3 keys for the right house (out of 5), and then told us to cut our own keys, while they had given us two pairs of keys for another house (against the law). The day we moved in the blinds of one bedroom where on the bed. we immediately rang them up to ask them to come and fix this, and for the whole year no one came to fix it. My flatmate had to live with a towel over her window for the whole year, and they then decided to charge her for a 'broken blind' at the end of the tenancy. Dan Lyons was extremely aggressive to us the whole year and would rather laugh at us than help us when we had problems. He seems to find it hilarious that he exploits young students and obviously gets a kick out patronising young people. During the snow last year our boiler broke and we were living without heating for over a week. I suffer with a condition that effects my immune system, so living in the cold made me extremely ill. I rang up the agency every morning, and they would tell me someone would come round to fix it, however we had to wait over a week for someone to finally arrive. Furthermore, i suffer from PTSD after a traumatic event involving a break in. BAA failed to tell us that we had a viewing on a few occasions, so i was absolutely traumatised when i found a stranger in the house (they didn't even knock on the door), this is completely unprofessional and AGAINST THE LAW. They simply said 'It won't happen again' which is not good enough at all. Lastly, BAA fraud their students after their tenancy. We have only got our deposit back (6 months after moving out) because we had to use mydeposits to get the money they were stealing from us back. They charged us for new carpets, walls, £300 for gardening. After they told us this i went back to the house to investigate. Not a single carpet had been changed, wall painted and the garden was untouched from the way we left it. I then asked them for a bill fro the gardening which they failed to send me (because i never happened). Avoid this agency at all costs, they are aggressive, do not care about their customers, would rather talk down to you than actually help you, and have actually out my health in danger. Do not make a bad decision and rent with this agency, all they want it your money, Dan Lyons is the most unprofessional, nasty person I've come across when renting houses in Brighton. Many things that we asked from the BEGINNING of the tenancy to be fixed they waited until we moved out so they could charge us extortionate prices (e.g. £60 for a cupboard door that fell off- that only needed one screw to be put back in). AVOID THEM AT ALL COSTS.

WARNING: This agency should be avoided at all costs. BAA rely on using unethical tricks on vulnerable people resulting in a horrendous living experience for all tenants involved. Aside from vermin infestations and the house being a building site upon arrival ...the management abuses their position of power and is USELESS. This agency commits daylight robbery and no one should be put through what myself and my housemates were subjected to.

Absolutely shocking agency. The entire time we had a tenancy with them we felt that we were constantly disrespected and patronised, particularly by Dan Lyons. Any maintenance issues in the house were constantly dismissed or ignored, and at one point we didn't have wifi for around a month because they hadn't paid it (we had bills included). BAA broke the law on many occasions by not always giving us 24h notice for viewings. On one occasion my housemates and I were eating breakfast when a woman let herself in the house to take pictures (we believe she was a future tenant who wanted to view the house again) without notifying us. This was distressing to my housemate who suffers from PTSD. On occasions where another housemate may have paid their rent late, I would always receive an extremely aggressive and threatening phone call from Dan Lyons demanding the money. I understand that we are all responsible for the total rent sum every month but why not set up direct debits with each tenant prior to them moving in like other agencies? Probably because you want to rake in as much money as you can, and know that you can charge a £15 late fee and £15 individual payment fee. When we received our proposed deposit back, we were disgusted to see that over £2000 had been deducted from the total deposit. Hundreds of pounds had been charged for cleaning, painting, gardening and carpet replacement. My housemate went back to the house once the new tenants had moved in, to find that they had not carried out any of this work, with walls and carpets still stained (which is how they were when we moved in). Only now 6 months later, have we finally been told by our deposit protection scheme that we are receiving a fraction of our deposit back. This year we have been with G4 Lets who have been much more pleasant to deal with so far. All I would say is AVOID Brighton Accommodation Agency. I'm sure they will reply to this review attempting to distort what I have said, however, I believe this agency lies and cheats their customers who are mostly young "naive" students.

Just heard that my son and his room mates won't be receiving all of their deposits back for their shared house. I stayed over there cleaning at the beginning of their tenancy and the end. They have absolutely no reason to keep anyone's money. I spent nearly a day cutting back the outdoor space when they moved in and the years of accumulated rubbish. I cleaned the house and the oven when they were leaving. It was nicer when we left it. Also, they had a broken tumble dryer at the start they took months replace, and there was a mold problem that they didn't address until many months into the tenancy. I'm about ready to spend a few thousand coming after them for the several hundred they're trying to keep. I wish I could give them zero stars.

This is the worst agency i had ever meet. I rent this apartment in from this agency. In last month, our heating and boiler all did not work at all, we send the email to them, they replied really slowly. After that, they send 3 of their staff came to my apartment,but all of them cannot fix it and even let the problem getting worst than before(we have to reset our boiler all the time in order to take shower in 10 mins). Their attitudes are getting worse, er have to call them everyday and came to their office. A few days ago, they said they could not fix our problem, we have to wait for the manufacture of the boiler, but they didn't give us the phone or email, which means we could't contact withe the manufacture directly . So we have to wait for almost 3 days of the manufacture (finally the manufacture come without any remind in advance, they just come to our home, but my roommate and i all out of home, so we have to stop the thing we were doing and came back to the house immediately ) The most funny thing happen, after 1 and half hour in our home , the manufacturer said he don't know how to deal with it and we have to wait for others, and of course there is no one come to our house today as their promise. I hope this agency can fix these problems and apologize to us.

BAA have successfully let and managed my portfolio for over 8 years now. I’ve used several agents prior to BAA, and were recommended to them by another landlord after receiving complaints from my tenants of poor handling and rude service. Joining BAA was an immediate and massive relief, whilst being a seamless transition. Dan Lyons is extremely arrogant at one time he accused me for not paying my rent(I always paid my rent in time) Dan Lyons sent me an extremely aggressive and rude email. After that, they sent an email to my DAD demanding him to pay 600. My dad phoned them up and they were extremely nice and apoligised. I didn't recieve a single apology. I think it's simply because Dan and his staff doesn't respect young students, but they did show respect my 50 year old (highly educated) dad which made me feel very disrespected as a young woman. I mean it says a lot about their morality and their(Dan’s) views on both students and women. After renting with other agencies multiple times I would say that this agency is beyond what is acceptable while renting. Their communication is poor and it took them multiple days to reply. At one time we didn’t have heating for over one month in February. And after finally fixing it, they wanted us to pay for it. With my current agency they needed to switch one lock. It took them 1 day to call me and 2 days to fix the lock, it wasn’t even an emergency. Furthermore, after receiving the inventory all of the things that needed maintenance was fixed before I moved in on their expense. Furthermore, they are trying to rip all of your money for every single thing they possible could. We have not received our deposit back after 6 months because they charged us for replacement of carpets, painting etc. My housemate went into the house and nothing was replaced which they explained by ”its only a contributions towards these costs” . After using my deposits ADR service they decreased most of the costs by 60-70 %. I mean, their deductions were extremely overpriced. They also went in and out the house for viewings that no one of us were informed about (illegal), at once I stood in the hallway and they let 5 students go inside the house without staff. I have things of value (computers etc) which could have been stolen (it happened to me before). And perhaps I don’t want strangers inside my room where I have all of my personal belongings without notifications. This is just a few examples of this unprofessional company. I think that this agency has at lot of things to learn from other agencies as well as learning from their own mistakes and reviews. It is ok to make mistakes, just not repeatedly and without apologies.

So far, as a new tenant of two months, I am delighted with the service from Brighton Accommodation Agency. They made sure the work I had requested to be done before moving in was completed, even though there was only a three day gap between the last tenant moving out and me moving in. I have had dealings with Beth, Dan and James and found them all easy to contact, knowledgeable and professional. Would definitely reccommend.

"Absolutely Awful" This agency is a joke... and not a good one. I have been living in a student house let to us by BAA. The house is over priced, falling apart, cold, wet and unsafe. We went the coldest weeks of winter without heating, and without adequate support to fix the problems . Our house has been without hot water. We have found slugs growing in all kinds of places you wouldn't want them too, and many other unpleasant things. We were not provided with a bin for 6 months, and got into lots of situations due to this with absolutely no hip from the agency. DO NOT RENT WITH BAA

STAY AWAY FROM THEM IF YOU ARE STUDENTS There are so many issues with these guys. Overall: very very poor communication, very bad organisation, and they become very shady in dealing with the deposit. Already at the start of my tenancy I knew that they were going to be incompetent, given the fact that I had to call them 2-3 times just so that I could ask for a copy of the contract. They would just say yes and then not send it. We asked to change the washing machine, as there were 6 living in the house and we wanted a washing- drying machine (all in one). We were actually more than willing to contribute to the expense, however we wanted the landlord to chip in. It seems like a good for all parties right? Yea.... Too much of a hassle for them to deal with. They would just ignore us, tell us that the landlord was "thinking about it"... (for a month? mmmhhh). So many instances of miscommunication throughout our tenancy and eventually we just had to give up on them. So funny part of the story is that I moved in the house because my friend was living there and 2 guys were moving out. When I moved in the house was actually a mess and me and this other girl moved in as well. No one had checked the conditions of the house, wether it had been cleaned or not. The rooms were OK at best, but the carpet required some intense cleaning due to the fact that it was old and that it had not been properly cleaned in a while. Fast forward one year, we're all moving out except the same girl who moved in with us. We wanted all our deposit back so we did an excellent job at making sure the house was nice and clean and so on. However, as we're about to move out someone claiming they were from the inventory team comes to the house and starts being really picky with the inventory. So we go to the BAA office complaining, because obviously the situation is unfair, as there is a lack in consistency being showed on their part. THEY ASSURE US THAT WE WERE GOING TO BE FINE and that "because our previous inventory company was terrible, we had to change it and get a better one, but don't worry because we'll take into consideration" (their words not mine...) Alright so at this point we moved out and by contract they are required to let you know if there are going to be proposing any deductions within 14 working days. 14 working days go by, we hear nothing from them. "Maybe they are going to make a the transfer?". We called, and called and called, and I cannot stress enough how incompetent these people are. I had to take a day off just so that I had the entire day. I called and the guy over the phone said: "oh the deposit team is out right now, they'll be back in half an hour". I give it half an 45 minutes, call back, same guy, the deposit team are still not back (strange?). However I am getting annoyed and this time he can actually answer my questions?! He said that they were going to propose a deduction. I pointed out that that was a breach of contract, because if they wanted to do so they should have done it ages ago. We start having a discussion about the charges, wether they are in order or not, wether they are acting illegally even if they obviously were, and the guy over the phone is just being really rude showing no understanding whatsoever, not even apologising for the issue. We terminated our tenancy on the last week of August. Today is the 1st of November and we still do not have the deposit back. We wanted to sue them and we were advised our university legal assistance team that we had a strong case, that we would have most certainly won but it just was not worth the time and the money. We are now finding ourselves being charged more than 50 pounds each, more than 2 months away from the end of the tenancy.

I contacted this agency by phone and email with regards to one of their properties to inform them that the fence had blown down in the back garden and the weeds are 5 foot tall. Garden hasn't been done for over a year. Also windows are filthy and they haven't been cleaned in years (I know because one of the windows has had the same bit of bird muck on the glass for a few years) As a house owner I have to look at this mess every day, which I'm not happy about. Nothing has been done about it and they don't even have the courtesy to reply to calls and emails. Further more we have had to remove all the weeds growing outside their fence in the back road where the garages are as they were growing so big that it was hard to get our car out of the garage without it being scratched. We have cleaned this up every year for a few years now, and taken all the waste up to the tip ourselves. We really shouldn't have to do this

Everyone is really friendly and welcoming at BAA. Had one student house with them and now moving into the second. In terms of maintanence issues everything in the first house was sorted out but you do have to keep pushing at it which I have heard is common with estate agents. So although I felt like I was annoying them, it got the issues sorted. The agency fees are standard but students can avoid this if going through the university, however BAA made the whole process so easy and stress free. On returning the deposit we received it back swiftly but were charged for damage that we didn't do and are still yet to receive the money back even though they have agreed to refund us (5 weeks ago). Although not everything is perfect they're a lot better (for students) than other estate agents in the area. If you want an easily accessible and friendly estate agents with great properties this is the estate agents for you!

Absolutely terrible service. Dan Lyons was the estate agent handling our accommodation and he was nearly impossible to keep in contact with. He never responded to my emails, and when he did it was always in a very extended time frame. I would not recommend this agency to anyone. If I am paying someone large sums of money on a monthly basis, the least they could do is respond to my emails in a timely manner, even if it takes a while to actually fix the problem.

Awful experience overall. Before we moved in, they thought one of my housemates did not pay his deposit, so they wouldn't give us the keys - that was two days before the start of the tenancy. A few hours before we move in they realised they made a mistake with the bank transfers and finally let us in. In the end of the tenancy, it took them 3 weeks to pay us back the deposit. I kept contacting them for days. One person told me that they would transfer the deposit immediately, and another person that they were having problems with their bank account... After 3 weeks I called them for the last time saying that me and my former housemates will visit the agency tomorrow morning to talk to them about the issue in person. I'm not sure whether they thought we all left Brighton because we were students and finished our degree, but when they heard that we were all still there and we would visit them immediately, they said they have the cheque ready for us.

I have given this agency one star, because whenever there was a chance for them to mistate what we owed them or try to get more money out of us, they took it. Cumulatively, the impression we got is that they are banking on a certain number of their tenants not checking properly what they owe and ending up paying over the odds. Double check their calculations!! They also would not accept a calendar month's notice to move out, the tenancy had to run to the same day in the month as we first started the tenancy, which is something I had not come across before. At present I think this is just about legal, although it depends on the contract, but the law is changing soon to mean that a calendar month's notice is all that will be needed. They didn't manage the property they were in, so my rating doesn't relate to that side of things.

DO NOT go with this agency! I have never had a more awful experience with the agency it is not worth the hassle. I moved into my student house and the house was filthy dirty upon arrival, all the rubbish from previous tenants was left and thick layers of dust in all the bedrooms. They provided bedroom curtains to only half the rooms and to this day they refuse the refund back the money for the curtains which we have purchased. The staff never want to talk to you especially if you are students. They have countlessly broken the law by breaking our contract in regards to our right to 24 hours notice before any person from the agency or acting on their behalf coming to our property. This resulted in me being woken up by builders early in the morning the day of an exam, leaving me sleep deprived. On a positive note if there is a urgent matter such as leaking shower they have sorted it promptly.

WARNING! DO NOT USE THIS AGENCY! They are running at least three property companies from their office, but directors of at least three more. Check out Guildford Accommodation Agency and Bender Investment and D& D Lyons and DLB Property Management and Hawley Investments on Companies House. You will be shown around the property by their pretty boy letting manager who is smiling and friendly. That is until you've signed on the dotted line and paid their fees. It changes dramatically. They did not clean the property as promised and it was disgusting. All furniture and beds were broken and dirty. Some things dangerous. After countless call they still ignore all your messages and emails. They are not interested in you and they do not use the last tenants deposit back into the property. Give this wide boys a wide birth. You will be unlikely to get the property repaired. CURRENT TENANTS PUT YOUR COMPLAINT IN WRITING AND TAKE IT TO THE PROPERTY OMBUDSMAN. YOU COULD GET THE AGENTS FEES BACK TOGETHER WITH COMPENSATION FOR INCONVENIENCE AND DISTRESS. DO IT AND TEACH THESE COWBOYS A LESSON FOR TREATING STUDENTS SO BADLY.

I can not thank the team of Dan Lyons and Beth Cordery enough for all the help and effort they put in with regards to my recent application to rent one of the properties on their books. Having been looking for several months with no luck, getting very little help or allowances with other letting agencies and becoming increasingly stressed to the point of sickness. To my relief, the warm, friendly and courteous service provided by Dan and Beth made the wait to find and get the perfect place, worth it. I now have a new place to call home and I am already very happy there. I highly recommend the Brighton Accommodation Agency, 10 out of 10 on all levels, superb customer service with fantastic warm communications, thank you so much.

Highly inefficient, rude, slow and unprofessional agency that gets by with the sheer amount of properties it lets. During our time, they have charged us late fees despite that being through their own fault and not knowing our last names, have skimmed off our deposit, claiming £50 to clean a window handle, and refusing to mitigate issues with the gutter despite it clearly stating it's their responsibility in the tenancy agreement. Avoid at all costs.

WORST LETTING AGENTS EVER!! Had a shared student accommodation with BAA for a year, and they provided the most terrible, unprofessional service ever. They constantly violated their own contracts, ignored emails from us, gave us broken equipment which they refused to fix, and then tried to charge us for it! At the end of the tenancy, they ignored our requests for our deposit back, again, violated their OWN contract, and then lied to us about the state we left the house in. I WOULD RECOMMEND EVERYONE TO AVOID THIS COMPANY!! 1 STAR ISNT BAD ENOUGH!!

Lovely staff, and have been helpful throughout the year. Some misunderstandings with potential fees in regards to boiler issues were resolved quickly and remains to be the case whenever an issue arises. When speaking over the phone, information was given quickly and precisely however, there was one instance where i was given wrong information in regards to deposit return, move out date, and contract length which are all major pieces of info (hence 4 star) but when calling back a couple days later i spoke to another individual who clarified everything up for me and gave me the correct information. As a student to other students, my experience with this agency in particular has been great. There hasn't been any major issues with damp or mould within my house so I haven't had to contact them for help in this regard however, I know for certain that if there was such issues that someone would be over fairly quickly (2-3 days) to inspect the issues. Also the agency offers a lawn mower for tenants with gardens to use during end of tenancy cleaning which is very useful especially if the garden has overgrown throughout the year until the later August. One thing to note which was quite different for me in comparison to other agencies is the way the rent is paid from the head tenant in comparison to separate payments from everyone so if you do have queries then be sure to ask. But yeah! to conclude this essay of a review lol the agency is great, i've personally had a great experience with them and if i were to rent again from them - I would do so without batting an eyelash :) Thanks BA Agency you've been great :D

I would not recommend this agency to anybody. My daughter is a tenant. whenever she reports an issue or a problem with the proprty, it takes at least 3 or 4 emails for the agency to reply and weeks if not months to solve the problems. They are disorganised in dealing with administration work,requiring from the tenants documents they already have. at the moment I am extremely concerned regarding a health and saftey problem with the property , which might endanger somebody's life. My daughter on the 13th May reported a broken antenna, hanging from the roof which may fall down onto the pavement and hit somebody at any time. There was no reply for over 2 weeks. She wrote again on 3 June and got a reply that they will let her know when a cotractor is coming. Nothing happened till today! This is obvious negligence and ignorance. I hope something will be done before it is too late.

Got in writing that we'd be refunded agency fees and then got told it was a 'typo', awful customer service, got pressured into finding a final housemate and threatened to have the house taken off of us which in the end did happen and then we didn't even get told, we saw it had been put online again.. Can't explain enough how awful they are, students and everyone else stay away!

A cunning bunch.. All they want is for you to sign the contract. I have a years experience with this estate agent and it was a bad experience. They are stealing money off students who enter brand new houses which is nothing short of day light robbery. Your deposit is not safe with these con artists.
