The worst estate agents I've ever experienced. Management has been a shambles since day one. Zero concern for the safety of tenants - I've reported water dripping from electric points, scoulding hot water unexpectedly spraying from pipes in our garden, had a broken boiler and washing machine for over a month, had a repair man enter my garden unannounced who broke an ornament and aggressively interacted with me, and many more issues (and I've only been here 4 months). When we moved in the property was not professionally cleaned - dirty tissues found in cupboards (a concern in a pandemic!), mould in the fridge, etc - and all issues which were promised to be sorted before moving in were not solved (e.g. brown and peeling wallpaper from a leak upstairs). Usually takes a week+ to get a reply and usually a month to sort issues. Extremely frustrating. And not cheap either.

I really do not understand why this agency earns a living by providing such a horrendous service. The biggest mystery in the history. I wish Cubitt & West could improve. But, I seriously doubt it. Buyers and sellers, never do business with them. If there was an option for zero star, I would certainly go for it.

Finding a tenant
A huge thank you to Sam, Siobhan and Yasmin of the Brighton Branch of Cubitt and West. Even through the most trying of times they have always been friendly and always been helpful. Sam Dunnings, Lettings Branch Partner, is the consummate professional. He has stayed in contact, answered questions, allayed concerns and dispensed sound advice. It has been good doing business with Sam and Cubitt and West, and I recommend them without reservation.

I'm glad to see some of their customers have received good service, I was not so lucky. Simply awful - rude, sarcastic, but most frustratingly they are just completely inept. Paperwork was late: I was signing important documents pertaining to the marketing of my property AFTER the tenants had already moved in. Trying to communicate with anyone in the team was like pulling teeth. When I expressed my general dissatisfaction, I was rather sardonically encouraged to take out a fully managed contract. I would have more trust in a sloth managing my property, and that's doing a disservice to the sloth! I terminated my contract with them on 20th September, and they continued to hold the tenant's deposit after this date despite chasing numerous times. I'm still waiting for the funds to reach my account so I can protect it for my tenants, days after our contract has ended. In short: to all prospective landlords, beware!

Cubitt & West were absolutely superb, notwithstanding the present Covid-19 restrictions, in arranging for a replacement tenant for our flat in Saltdean. Sam in particular went ‘that extra mile’ locating a new tenant and sorting all of the necessary arrangements including cleaning. He was always friendly, professional, kept us fully informed at all times and was great to deal with. Highly recommended.

prior to our nationwide lockdown, i was dealing with Jasmine who was so helpful and friendly. Her attention to detail was phenomenal, she kept a constant chain of contact with me, always with plenty of potential properties (all of which were always along the lines of what were are looking for) since lockdown i have been dealing with Siobhan who i understand to be the branch manager, and she has continued on amazingly from where Jasmine left of!! Amazing work from both in the unprecedented times! Thank you Jasmine and Siobhan!

Sayde and the team at western road were brilliant at helping me sell my apartment. I was on the market initially with another agent and wasn’t able to find a buyer. I was then approached by siobhan at Cubitt and west and felt that she was very professional and decided to switch over to them. Right from the start they were brilliant. We spoke every week and I loved their virtual tour which made my apartment look stunning! in the end they found me a buyer and also tried to help me with my onward search although I ended up buying through another agent. I found the staff to be friendly and helpful when I was in the process of selling my flat. While I did not complete the sale with this agent they did find a large number of people who were interested in the flat and managed viewings well. My only concern was that they may have been more interested in flogging mortgages/insurances than selling the flat!

Terrible Terrible Terrible! Started off so well, regular contact and support with great viewings but then as soon as the property was passed onto a guy called Micheal we didn't hear anything. I had to chase them after each viewing, even after complaining they still didn't keep me posted after ANY viewing unless I asked. Not what James (the manager) promised at the start from his all star team ! To top it off they went and lost our keys and then decided to relist our property after being told not to... such a shame. Be aware if you do go with them.

You get different treatment when moving in and moving out. When I moved in to my rented property, Cubitt and west were very kind and helpful, very friendly. 18 months later when we moved out, they were unhelpful with their emails, gave us 0 information, we had to get it ourselves. When I emailed asking what was happening with the check out processes, I received a rude response and said I needed to call the inventory company. All other renting scenarios I have been in, this has been organised by the estate agent, I didn’t really believe this was something I needed to arrange myself. When I commented on my frustration that the estate agent had sent me in lots of different directions, I got an even ruder and more blunt response. They are nice and friendly when they want to take your money but don’t care about you once you say you are leaving. Thank god the maintenance of the property was handled privately through the landlord as I’m sure this process would have been just as frustrating if it were done with cubitt and west directly.

not the best agency. not horrible, as the staff sounded friendly on the phone. however, we called in to let them know we would be late to a viewing and they said it'd be okay, and they would wait for us until we got there at 3:45. when we got there, she was not there. we waited at the property for at least an hour, calling the office occasionally, each time being assured they'd call back shortly, which they never did. finally we got in touch with the person we were supposed to meet, who told us she waited for a half an hour but left when we were that late (even though she knew we'd be more than half an hour late and said she would still be there?) so we ended up waiting outside the property for ages with no communication from the agency other than, eventually, that the lady had been back at the office the whole time we'd been waiting. and they didn't tell us. anyway, we decided not to rebook a viewing even though we loved the pics of the property because we don't want any more interaction with the agency.
