On our move-in day, we waited for 5 hours, for cleaners to come in and out twice (after the first visit arguing with us), with old fingernails, socks and dirt everywhere in the house it obviously had not been cleaned. Our bathroom was riddled in thick black mould (which 6 months into our tenancy has come back) and we had to wait for painters to come round, late into the evening when we moved in at 1pm. Furthermore, my other three flatmates and I were unable to stay in our house because our bed frames and mattresses were all broken. We waited 10 days to hear if we even had beds or not, so didn’t get to move in for over a week. Despite this breech of our contract, the only compensation we received were sweets from a local nightclub promoting a club night. We were initially offered a £50 Sainsbury's giftcard for my house of 5 tenants to SHARE which was then removed as an offer before we could say anything. So, as opposed to the 10 days rent for our house being uninhabitable being paid back to us, and any agency fees for supposed cleaning fees being refunded to us, we received absolutely nothing. Coapt also have no immediate helpline (which was devastating when my flatmate’s roof almost fell through from a leak). From the move in day to now, we have suffered- -bed bugs -woodlouse infestation in all rooms -leaking ceiling -slugs in the house -tripping out electrical fuse in electrical shower (which still has not been sorted) -broken dirty furniture (were promised new sofas which were 'lost in a warehouse' that never existed) -exposed light fittings -leaking radiators -terrible service -broken taps -mould and damp everywhere My flatmates and I, have treated this house with complete respect and have made the house we first moved in to a proper 'home'. Despite this, from previous comments we are all very distressed that we are going to have our deposit taken away from us for being such a 'nuisance' to them. On a positive, we did have a gas leak which replaced the old oven to a much nicer, fully functioning oven. I would advise people to rent our house currently, (despite the excessive mould) however to be made aware of our experience with Coapt. I do understand that there is problems with the landlord not 'dealing with' student properties, making it difficult for Coapt yet, with no compensation for their mistakes my flatmates and I have spent our tenancy dreadfully upset and praying that nothing else goes wrong with the house.

It's rare to find an agency that blends professional expertise with an approachable, friendly style. They're organised into specialist teams (like maintenance team, finance team, lettings team etc) so provide expert domain knowledge with local knowledge. Recommended.

I was thinking about renting out my house through Coapt. I began with an initial meeting at my property with Syd Wilson. He has fantastically helpful, and incredibly informative, with a wealth of knowledge relating to all aspects of property lettings, sales renovation etc. He was the second agent to visit, but I certainly won't be looking any further. I would highly recommend.

WOULD GIVE NO STARS IF I COULD. terrible terrible people,we have had SO many problems with our house and then they took all the deposit and made up loads of charges. no point arguing, they ignore emails when you do and just take the money anyway. don't rent from them unless you don't care to lose all your money or have anything fixed

*** IGNORE THEIR REPLY IT'S A TOTAL LIE- I HAVE ALSO BEEN TOLD THEY MAKE FAKE GOOGLE ACCOUNTS TO GIVE THEMSELVES GOOD REVIEWS- they tried to charge us over £2000 for repairs on a house that is literally falling apart. Charges included £95 for some cellotape being on the ceiling of our hallway (we did not put it there). As well as this they charged us £100's for excess furniture which we were told BY THEM to remove because they couldn't be bothered to remove it themselves. It was clear that they fill the house with loads of excess furniture that is all broken and then charge you loads of money when it's not there at the end of the year. The kitchen floor was also really mouldy when we moved in and it took them 4 months to get it replaced- despite someone living in the house having bad asthma. Another downside of renting off this joke of a company is you can expect random people turning up to the house every month or so with no warning- who enter your house with keys given to them by coapt. Also despite 7 people spending 5 full days cleaning the house they charged us £500 to clean the house, a figure plucked completely out of thin air. If anyone would like photos of videos of the state of the properties they rent out to students message me- this includes a rat hole in our living room and a video of a leak coming through out kitchen ceiling *** Horrific company. They try to steal all of your deposit when you move out and their staff are extremely unhelpful and untrained. Avoid at literally all costs

Although I have not officially started my true journey with Coapt, as I have not got into the house yet, their team and Syd, especially, accommodated all of my needs during this stressful process. My family, in all of this moving in hussle, sent some luggages to the house before my scheduled entrance into the house with Coapt and, in spite of all of this, Syd was fully supportive and went outside of his working programme to have the house opened and put all of my belongings inside. Coapt is the worst agency ever. DO NOT LET FROM THEM. They are gonna treat you like a dumb, making you pay lot of money. Houses are in a very bed conditions, and so the furniture. The staffs are training to be calm and smile, but that is not what an house agency should do. If they want to smile to people they SHOULD KNOW FIRST HOW TO DO THIER JOB.

Unfortunately my tenants and I have had a very poor experience while renting with Coapt. We have had numerous problems including (but not limited to) bed bugs (NOT caused by us) and not treated until my housemate had bites all over her, woodlouse infestations in every room, extreme damp, leaks through the ceilings into downstairs bedrooms, a gas leak in the kitchen that caused housemates sickness, dirty, broken furniture that we were told nothing could be done about, copious amounts of mould that has failed to be treated - the list goes on! I'd urge any students looking for rental properties to avoid this agent at all costs - we wish we did!

Landlords beware! Avoid this cowboy outfit like the plague unless of course you want to be overcharged for repairs, have tenants that flagrantly breach tenancy agreements, and be left with wanton damage, massive utility bills, legal threats from the local authorities and very little compensation. I was also refused a meeting despite all of the above happening.

I've rented through this company for 2 years as a student. The first year was when they were still under MTM. My experience with them was horrendous, our kitchen ceiling collapsed despite contacting them numerous times about a widening crack in the ceiling. This year however, under Coapt, I've had a lovely experience. Wes especially has been great and really accommodating to all our needs

I'm a study abroad student and I had the somewhat difficult task of trying to find a place in England while still in California. Once I chose a location, Coapt was really responsive and willing to not only communicate with me, but also talk extensively with my parents about how to set up my housing. I also got locked out at one point and had no housemates home to open my door; I was totally screwed and had no keys, phone, or anything on me. I was able to call coapt from a stranger's phone and an employee named Lily immediately drove over and opened my door for me. I truly have no idea what I would have done if she hadn't come to my rescue, so shoutout to her and coapt for showing me compassion in that moment of need.

BEWARE!!!! Coapt used to be MTM before rebranding! Please read about their treatment of students - not much has changed Lied to myself and my housemates (we all moved in separately rather than as a group) in regards to several issues. Complete lack of communication within the company, resulting in chaos in communication between ourselves and the agency. Trying to scam us out of our deposit putting ridiculous charges.

Coapt Brighton have been amazing from the very start of our house hunt, they helped us find the most amazing house for 4 girls (we were all very picky) and since then the support they have provided us with has been outstanding! We’re currenty in our second year of renting from Coapt and we wouldn’t have one bad word to say! Wes has been particularly helpful and always been available when we’ve had a crisis in the house (and being 4 girls in a house we’ve had a fair amount, always needing support), he’s always happy to help, and very quick to respond, we don’t know what we would have done without him over these 2 years, so a special thank you to Wes! But also thank you to everyone else at Coapt, you’ve made a very scary experience of renting our first house so easy and calm! :)

My experience with Coapt may not be the norm, but this just had to be said; I had 3 separate house viewings but somehow they all turned out to be with the same agent, who told us that he was new on the job. And wow, he really didn’t even try. He knew nothing about ANY of the houses or how they worked, not even info that was available on the Coapt website. In fact, when we asked a question, his reply was literally ‘You’d know better than me’ Is this a joke? Why would I arrange for a viewing if I “knew better than you” I have heard good things about Coapt agents, but just the service of this one agent reflects very badly on the whole organisation. Complete waste of time. Also, the houses they let are kept in a pretty poor state, we found better houses for the same price with other agencies. Edit: I got a reply explaining that the person was in the second week of training and every house is different and while I completely understand and sympathise (I know it can’t be easy), that’s not really the customer’s responsibility and it’s sort of a lame excuse. Have better training strategies. Sorry.

They never fix anything, we have been riddled with black mould due to bad vents in the house, our hob was faulty for the first 4 months of us living here and we lived for almost a week with no heating or hot water before Co apt decided to do anything about it. Coapt have honestly been so frustrating, at the start they're fabulous and answer all your questions but as soon as you sign over and give them your money they don't care at all! I'm guessing this is where all of the 5 star reviews come from. They continuously ignore calls and emails so we struggled with sorting out our shower for quite a while and any other issues because the only time they ever call is to get money. Coapt seemed like a great agency when we were looking last minute we all feel like we got stuck in this situation that none of us want. I had to move away from Brighton as I could no longer afford it but still have to pay for my room and I've had no contact or help in sorting out paying a lump sum, I'm tired of being ignored even though there seems to be plenty of staff. This is not the way to run a business, if we were staying we would not be using coapt again and I wish we listened when we were warned before. Some of the staff are friendly once you finally get in touch but it doesn't really comfort me enough any more I'd rather get better quality service.

Didnt turn up to viewing then patronised us and said we were late when we got there 20 min utes early! luckily the current tenants let us look about and the stories they told were enough to put us off. Showed us the stuff they hide on viewings like the damp and mould (it was EVERYWHERE but hidden behind furniture and cleverly placed items so you don't notice, the boiler that was ancient, the gutters covered in grass, roof tiles broken.
