My friend and I are first year students and we recently rented an apartment in Brighton with Coapt with the help of Grace and Jack. Grace showed us around the apartment and answered all of our questions thoroughly and Jack walked us through the tenancy agreement, explaining it all clearly. They both made it very easy for us to understand what we were getting into and were so friendly and helpful. They suggested some very useful resources regarding bills and guarantors etc, and made the overall experience stress free.

I worked for Coapt this busy summer inspecting properties, and found the company to be very well organised and super friendly. Any hick-ups were quickly sorted out by Emma Tiplady, who seemed to work day and night and always goes an extra mile to sort a problem fast! I found it a pleasure to deal with them, even at their most busy time, they still set time aside to help out, with a smile, so we got all the jobs done on time. I would recommend this Letting agency to both Landlords and Tenants, as you really have a good team working for you here.

One of the agents, Reece, even gave me a lift to the property after I had trouble finding it and was very knowledgable about the properties I was viewing with him . Charlotte made sure all paperwork was understood and nothing seemed too much trouble. All other colleagues were patient and friendly with my moving process. 5 stars.

Hi everyone, I lived at 3 Colbourne avenue last year and I will advise everyone here to not rent with these people. They have completely disregarded our own well being. Considering I moved out in January due to withdrawing from my course I still had to pay rent until august. I understand there is a contract I must uphold. In July I was informed by one of my housemates that there was a break-in as the house was empty due to him being in London for 2 weeks meeting with friends. When my friend returned, he was greeted with all the windows broken and all locks on doors broken. He then proceeded to call the police and then Coapt. The police came and did their business. Although my housemate called Coapt they weren't very nice and did not care about any of our belongs/ well being. They then assured my housemate that they have insurance that covers all the damages due to the break-in. As they did not care about any of us. They still insisted on bringing people for house viewings even though the house was in a mess due to the break-in. Each of us has paid £750 for our deposit and there are 6 of us. They have charged us for the damages due to the break-in, even though they assured us that they have insurance. They have even proceeded to repaint every room even though the house was recently renovated and the walls showed no signs of being damaged due to us or due to the break-in. So in conclusion, do not rent with these people, they have basically stolen our money. They do not care about anyone but themselves and will look for anything to charge us on the deposit.

BUT THEY LIE. DO NOT FALL FOR IT. THEY LIED TO ME AND MY FRIENDS IN ORDER FOR US TO RENT THE HOUSE. AND AFTER YOU HAVE PAID, THE NIGHTMARE BEGINS. Be careful using coapt. They are shoddy and useless with any paperwork that isn’t sent by email. They’re disorganised and will try and milk every student that walks through their door for as much money as they can. Last year I let through them and they tried to charge me 6 months rent upfront because they lost my guarantor’s paperwork and then got shirty when i tried to defend myself and this year they charged for a holding deposit which I was told over the phone I would get back. That person then denied our conversation, tried to blame their coworkers and I am now short £113. Watch your back with them.

The student tenants they have housed for me, have generally been exactly the tenants I would be looking to provide a home to. I would not hesitate in recommending them to any students or landlords.

Easily the worst experience I’ve ever had. The place was old and dusty, the furniture was falling apart and had burns all over it, the place had so much damp in it and the whole house had a diminishing feel to it. The worst agents I’ve ever dealt with. They took around £2400 of our deposit for things that didn’t need doing, this is how they make money for themselves. They’re rude and never respond to any complaints on time, unless it’s somethjng that will destroy the house such as the faulty heater which flooded our whole living room. Never will I deal with them and if you can help it, avoid them too, I’m now with another agent.

Just moved into a house with these guys. Upon arrival the house has not been properly cleaned. There are electrical faults which cause us to regularly be without power, clearly they have made no attempt to perform checks before our move in date. Locks on the windows and the back door are barely functional. Despite taking nearly 3 grand a month in rent these people have done next to nothing to make our new place liveable before we arrive. Avoid.

I am shocked by the unprofessionalism. Coapt claim they are helping us find where we belong, but in a matter fact all they are helping to do is take your money. I am appalled by their attitude and behaviour towards customers, I tried to call them many times, however I rarely get an answer and when they do pick up they refuse to pass the phone to the estate agent that is needed. As a student, I went with Coapt last year and they were worse than I ever expected, their out of hours line is appalling as no one answers, and don’t get me started on the £200 agency fee that they were forcing me to pay as they knew a new law was coming out to ban agency fees, that’s the reason they forced me. I’d never recommend Coapt to anyone, honestly being homeless is better.

I am a student living in one of their properties and have genuinely never been treated worse. The house is an abomination and the landlord had pretty much cut us off. In our state of panic when searching for a house we should have spent more time looking and I would advise any other students to do the same. I'm sure the landlord would not spend one night in this property, so to treat us the same is just unfair. There is no surprise that we have had frequent viewings for our property and it is still yet to be taken up. I wished they would have treated us better and we have always kept the house neat and tidy and is 100% in a better state than when we moved in.

My child let with Toby Hamilton as her landlord in her first year of University and the agency and Toby himself were very helpful in finding them a property, and were very clear in regards to what we would expect from them. We couldn't have asked for a better landlord for my child I completely entrust Toby with the upkeep of the property and getting any problems fixed promptly and courteously. 100% would recommend and use again in the coming years.

Awful letting agents I’ve ever been with. I wish there was an option for 0 stars because that’s what they deserve. Coapt are only after 1 thing and that is to rob you, after taking £200 off me and refusing to give it back even though they refused the house to me and 5 other girls. On top of that, not returning my deposit after a month of me moving out and the new Tennant’s have moved in, I am still waiting for a £700 deposit which they aren’t releasing. After all this they have the cheek to ask for a landlord referencing fee when requested by the other agency that I am now with. I’m not impressed with this unprofessional behaviour, I have never been so disgusted.

If I could give this company a 0 I would. Shocking service and overpriced houses! We paid for for 1 months rent and never lived in the flat during that time as the incompetent co-apt didn't get our keys cut in time. Effectively gave them £2100 for nothing. Silly hidden fees.! DO NOT RECOMMEND!

Coapt have been great since we moved in 2 years ago! Charlotte helped us find the perfect house that is close to our uni and also close to transportation. Our landlord is really caring and he has been open to our suggestions for improving the house ( which is very nice). Wes is magnificent! He has helped us every time we’ve had a problem. No matter how big or small the issue was, he made time for us and he would always go above and beyond to make sure that we were safe and satisfied. I really don’t have anything negative to say about this housing agency. I feel like wes has made our experience enjoyable as he is very friendly and funny! I would definitely recommend Coapt to students looking for a house. The whole team made the house hunting process easy and less stressful.

Somehow they manage to delete negative reviews but I’ll post as need to warn others. Do not even deserve anywhere near a star. I cannot express how much I advise against using this letting agents, biggest mistake of my life. To cut a long story short I have paid £650 for a place I never even lived in, partly an £450 “exit fee” where I also had to pay to advertise the room and find a replacement myself. I have been in correspondence with coapt for around 4 months trying to have some of my money refunded with no avail, I have signed documents being told they are one thing and then later being told they were actually something else. Which I would pursue further but do not have the time or resources. Mentally exhausted I’ve given up trying for any sort of compassion from this company. After research I’ve learnt they used to go under a different name (google for yourself) but “rebranded” as Coapt to “improve” supposedly. You haven’t. Ignore the friendly advertisements, only people trying to line their pockets with money from unsuspecting and naive students (and landlords too I’ve read). Read the reviews, read the extensive fees list, read your contract properly is all I can suggest and then whatever you do DON’T USE COAPT.

Only just moved in a couple of weeks ago, and there were a number of issues with the house including damp, a faulty bulb and a blocked sink hence the missing star. That said, Koz from coapt gets 5* from us as he came so promptly to fix this stuff and was very friendly on the phone and in person! Thanks so much Koz :)
