We rented through Coapt in 2017-2018 and would not recommend them at all because of how much they took of our deposit at the end of the contract. We were four mature postgraduate students and looked after the property well all year. We knew that the estate agent had a poor reputation for this so we took great care in detailing every scratch of paintwork/woodwork etc on the inventory when we moved in. However, when we moved out they charged us for ridiculous things such as the curtain hooks not being evenly attached and a burn mark on a windowsill which had nothing to do with us.
Even though we took so much care to pre-empt this by noting down every possible thing on the inventory when we moved in, they still charged us £80pp when we moved out and not a single thing was our fault. They seemed out to get our money.

At the beginning everything good!! But when they have to return the deposit they overcharge you for cleanning (a lot) even after leaving the house cleaner than how you received it. They try to charge you for things that were there at the beginning of the tenancy. I recommend you to take photos of literally EVERYTHING at the beginning of your tenancy and just before you leave in order to have proofs and avoid the scam. But of course avoid them if you can.

My fire alarm in my basement flat has been going off for 2 hours - this is the 4th or 5th time this has happened FOR NO REASON AT ALL since living here - with no response from Coapt at all. Nobody is upstairs to open the door to turn off the alarm, the fire brigade have been and tried to get in the door but can't, the emergency number IS A PLUMBER and no one cares at all. An absolute disgrace I am going to have to spend Christmas with an alarm going off constantly.

Monday morning I asked Coapt to get some tradespeople to quote for an insurance job at our rental house which had serious damage due to recent storms. By that afternoon Jon Shoebridge at Coapt had 3 quotes which I submitted to my insurers. Tuesday morning the insurers approved and by Friday the job was completed. Well done Coapt!

Syd Wilson has been a great help to me during the last two years. I had many problems with the students living in a house I was renting not paying rents and utilities etc. and he gave me very good advice. Then when they moved reluctantly out left it in quite a state and Syd took over organising all the work that had to be done at extremely short notice let the property through Co apt what a relief.
I have no hesitation in giving him this recommendation. Not only did he do all this but he came to my house to get things signed etc.Always with a smile and a. Solution
I am now 85years old and am enjoying letting my house again.

Zoe, the property manager for St George's Terrace, was extremely understanding of my stressful situation with changing uni's and I found her extremely friendly and a pleasure to talk to. Luckily not right now, but in the past 2 years I have had very difficult times dealing with landlords and renting through Coapt. However, this year has been completely different thanks to the help of the our property manager Alicia; she has done many things for us as a household, such as negotiating with our landlord for a new oven, and recently fixing our boiler. What stood out is the constant communications on what was happening between the landlord, plumber and us, and the rapid resolution of the issue. In comparison, in the past we waited 2 months for our washing machine to be fixed, the boiler took only 4 days. This truly shows that excellent letting agents can make or break a student living experience. This particular agent has gone above and beyond for our household and for this reason we have to recommend letting with Coapt to any students in Brighton.

Money grabbers. Students do NOT rent with this company. In our leaving inventory they claimed the rubbish HAD been removed and was deemed acceptable yet charged us £30 for rubbish removal. The email sent to us with 'proof' is unacceptable as we cannot open the attachment. Due to covid they were getting full rent for 12 months and we were only in the property from October-February. They have taken over £300 off of us. They claimed they hired a 'specialist company' to clean our house who charge higher prices so why are we being punished for their choice of company even though we had already cleaned the property. They also only gave us 48 hours to file a complaint against the charges after holding our deposits for over 2 weeks after our tenancy ended. I hope more students speak up to ruin this company's reputation so they treat students with respect.

Everyone in the office has always been so helpful and professional and my houses have been very well managed. More recently I have been dealing with Jon regarding maintenance and he has been invaluable in sorting out some complex issues with great speed and efficiency. Connie has been absolutely amazing getting us settled in! There was a mix-up with our standing order on our first rent payment, though Coapt have been patient and helpful with us throughout. I think the best part of being with this estate agent is Coapt really recognise our needs as students, they always encourage us to get in touch whenever there's anything we need help with, and more than anything, their strongest quality is they have always spoken to us with a kind and friendly demeanour! 5 stars from us! These guys go above and beyond as estate agents and cannot recommend enough :)
