We looked hard for the right agent to sell our flat in London. Mid pandemic the market was volatile and we needed a team that could appeal to and understand the needs of our potential buyers, as well as securing a reasonable sale price that stood firm. David, Josh and Max at Castles didn’t disappoint. David was always available, reliable and honest and remained our single point of contact throughout. He had a great manner and relatability and Josh and Max were always there to help when he couldn’t. We liked Castles because they felt like a local agent who really knew the area and what was reasonable in negotiations. In just 10 days they secured us an offer 15k over the asking price, which held to the point of sale. Hackney council suffered a cyber attack in this period which made selling challenging, but they did everything they could to smooth the process over. A highly professional, reliable and likeable team.

We had a very positive experience buying our house with Max’s help. We had been looking for a year by the time we came to Castles and were feeling fairly at the end of our tether. Max’s easygoing approach was a breath of fresh air after the fast-paced, hard-sell approach we had often been encountering. He really listened to what we were looking for, asking great questions and paying attention to what we did and didn’t react to in the first properties he showed us- which we had found ourselves- and we could tell he understood what it was that we were describing. After our second property viewing, which wasn’t exactly what we were looking for, he recommended we see a house before it came onto the market, having a hunch it might be something we’d love. The second we walked in, we knew it was for us. Max said he had a feeling it would be the right one, and he was right!
During the process of buying the house, Max was calm and present and he went above and beyond to help make sure everything happened as smoothly as it could. He is easy to talk to and trustworthy and we would highly recommend him!

We recently completed the sale of our 3 bedroom flat in Clapton and cannot speak highly enough of the Castles team for their assistance. Max was our main point of contact and was such a great help. We had thought about using an online service to keep costs down but in the end were so pleased we had Castles on board. Through no one's fault the sale took 6 months from buyer's offer to completion, all with our baby's due date looming. Max was always on hand to discuss the many matters as they arose with helpful and constructive advice. He even made himself available when he wasn't working, which was hugely appreciated - on the one occasion he wasn't available he handed over to David and Josh who picked things up seamlessly. We chose Max and Castles because they always demonstrated really good local market knowledge, are reasonable and not pushy but always commercial. Would readily recommend.

We have today completed on the sale of a Buy to Let flat in Hackney. We chose Castles as we preferred their personal touch to that of the big boys!
Max was our lead and at all times was appropriately friendly, approachable but very professional. He dealt with empathy with our tenants who had to be disturbed for viewings.
He assisted in quite quickly securing a reasonable price in difficult Covid times. The process then was as painless as it could be with Max, without fail, proactively chasing down actions. He did what he said he would do without delay. On the occasions when Max wasn't in the office his colleagues Josh and David covered matters seamlessly.
I highly recommend Josh and this branch of Castles Estate Agents.

I recently sold my flat with Castles Hackney and I'm very pleased with the service I got. The branch manager David was fantastic throughout - proactive, reassuring and, when the solicitors started getting at each other's throats, a voice of calm reason and the only person I wanted to talk to. David is very good at selling houses. He knows how to keep the process on track, how to keep all parties happy and see things through to a good outcome. I found selling my flat pretty stressful. Without David in my corner I think it would have been much worse.

We recently both sold our flat, and purchased a new home through Castles Hackney. In both cases we found their dedication and professionalism to be outstanding. They consistently went above and beyond in their commitment to completing our chain, through what could otherwise have been a very stressful set of circumstances arising due to the pandemic.
We spoke to many agents in the area and from the beginning, Max and David were honest, informative, and inspired total confidence. They have incredibly sound knowledge of the market in the area, were frank without being uncaring, proactive without being pushy, and were above all excellent communicators throughout, even responding to us out of hours to help move things forward.
They could be relied upon not just to call back when they said they would, but to have the answer to any questions and reassure any anxieties. They're honest about pricing, give you proper feedback, and are always on hand at short notice. We recently used Castles' Hackney branch as our agents to sell a terraced house in Hackney.
David carried out the initial valuation and it was immediately clear that he has a great deal of experience in the housing market as well as an instinct for how to realise the full potential of a property.
Max acted as our agent and main contact. He has a receptive and thoughtful manner that makes it easy to express one's wishes and he quickly understood the approach we wanted him to take on our behalf. He took a genuine interest in the history of the property and used this to add character and detail during viewings.
We had ten viewings on the first day the property was on market and secured a number of offers. Unfortunately our initial buyers were forced to withdraw some months later when the coronavirus pandemic began. Max broke this news to me the same evening and it's typical of his motivation and drive that he had already secured a new and very favourable offer for us, so that a potentially troublesome turn of events felt instead like a very minor bump in the road.
The vagaries of the pandemic did their best to disrupt and delay the sale, but David, Max and Josh weathered it all with calm professionalism. We were always kept abreast of developments and involved in any decision-making. Importantly, they communicate just as well with each other so that whoever answers the phone is always up to speed. It would be difficult to overstate the skill, status and care that they bring to their work and I have no hesitation in recommending them.

Had my property with another agent last year,wasn't happy with the communications and lack of interest within the property. Having switched on estate agent makes a huge difference in making things happen and that is exactly what we got. I know that Josh was excellent throughout and I particularly appreciated how he handles with all querys. Castles has been extremely helpful and communicative the entire time we were looking for and found a flat for rent. We had a specific set of needs that needed to be met and they did that. In particular, the agent Josh went above and beyond to make sure we found the right place and all our needs were met (multiple pets, locations etc)
Josh was invaluable to us through the entire process. He was constantly communicating with us, very polite, straightforward and professional, explained every aspect very well and made it the whole much easier for us.

After sitting down with four different agents we as a family (myself representing my Granddad) decided to go with Castles. And I must say it was the best decision we made! Being first timers in selling and buying we first met David who was a true gent - honest, informative and patient. He assured us with everything he could and would do and he delivered on it all. Even going out of his way to help us find a property in our chosen area in which he had extensive knowledge on. Along with David, Josh was a superb agent when it came to communicating with myself on clients viewing our home. And then there was Max, who communicated with myself in a way I couldn't have asked for more. Every doubt or question we had as a family he answered. Every text or call he responded instantly! He kept us up-to-date with everything and never left us in the dark when it came to the negotiating and collaborating with our final buyer. He like David, even went out of his way to help us with the home we was purchasing by representing us with the agent - which really he didn't have to do as it wasn't part of his job to. But being a gent, he did, and now my Granddad is downsizing into a lovely home he and the whole family adore. I can't thank them enough. Honestly, we was a little nervous at first with whoever we went with but the team at Castles eased those nerves and delivered! For those doing it for a relative (an elderly especially who can be anxious a lot of them time) these guys are the agents to use! We have just completed on the purchase of our first property, and we are extremely happy with the service Castles provided.
Over the last 12 months we have viewed over a dozen different properties with several different agencies. With other agencies, we often felt pressured to get it done as quickly as possible, but with Castles we never felt rushed at all. Both Max and Josh were friendly and informative while also giving us space and time to make the most of our viewings. They also never made us feel like we were being a hassle when we went back for second (and third and fourth!) viewings.
Max was brilliant at getting an idea of what type of property we were after, and managed to pick out some properties we loved, that we hadn't spotted in our searches. He also never pressured us to view somewhere we didn't like/couldn't afford (something most the other agencies seem to do).
We have Max to thank for finding the flat we finally had an offer accepted on- getting us in before it had gone on the market. He really nailed what we were looking for.
Throughout the buying process, he was communicate and easy to get hold of. One thing we were hugely grateful of was his honesty when answering questions about the property. If he didn't know the answer, he was open about it and would quickly find out. This was a refreshing change from other experiences elsewhere, where we often felt we were being "blagged".

David and Max were friendly and always at the other end of the phone whenever you needed them, they possessed very good knowledge of the property market both local and beyond; taking time to understand our needs and concerns. They demonstrated empathy at all times and they almost became part of the family during the process whilst maintaining their professionalism; a balance which must have been hard to strike given they were working with so many variables in addition to the circumstances surrounding the global pandemic I cannot thank them enough for their support and professionalism throughout. David has exceptional people's skills as well as in diplomacy which were both required at various points during very difficult negotiations and conversations between seller and buyer. He was able to appease both parties and still safeguard the sale at points where negotiations could have gotten tricky.
