This Property Manager lacks integrity, does not uphold its commitment to delivering a respectable and professional service and ought to reconsider its business practices. Admittedly, they will run head over heels in order to close a deal. However, in matters of post-deal support, where they see no benefit in making a sale or commission, you can rest assured that all correspondence will go unattended for weeks. This is to the detriment of their clientele and tenants. I would rate 0 stars if I could.

I rented for 12-months through ALIVIN PLACE. On the morning of 8th June I called to report a smell of sulphur coming up through the bathroom drain (after 3 days of trying to troubleshoot myself) - I spoke with Claire @ ALIVIN place - she managed to get a plumber to sort the issue that same morning meaning I didn’t have to take an additional day off work. Unbelievable service! It was a stress free year in that respect.

Alivin Place have been managing the properties for about 5 years now and are professional and attentive to our needs. The team fully understands our best interest and manages to make them happen eg. rental trend analysis/ recommendation, transition seamlessly between old/new tenants, call to discuss. Their renter screening process is solid and they are ever ready to help ensure we get rental on time and property is maintained. They go over and above to ensure all the bases are covered and we do not have to worry about anything. Special thanks to Adrian and Claire for their patience and promptness.

Alivin Place have managed my portfolio of Central London apartments for many years. They have consistently provided a prompt and efficient service and once renewal costs are taken into account they have proven cheaper than most Central London estate agents / lettings management companies. They will manage the preparation of your property to ensure that it is ready to let, liaise with lettings agents to source quality tenants, handle check-in and check-out at start and finish of tenancy, co-ordinate emergency/ongoing maintenance and even collect rental payments. As such they allow landlords to enjoy "hands free" ownership - vital for overseas landlords or those who do not have the time or experience to manage properties themselves. Most of my tenants have renewed their tenancies for multiple years which shows that Alivin Place must provide a good service from a tenant's point of view too. I rarely write reviews, but I can genuinely recommend Alivin Place as a professional property management service.

Being an overseas investor, I am most impressed by Alivin Place professional services and work attitude as they conduct regular visits and detailed surveys to my property and ensure that this is well maintained by the tenant during the rental period. Seldom did I have to bother the tiny little things and bills charged for this and that when I am thousands miles away. Finding and keeping a good tenant and maintained a good relationship with them is of course another issue that Alivin Place has helped overseas investor like me and saved me from troubles.

Alivin Place have been managing my flats for 15 years now and the company has always provided the highest standard of service. They are proactive, highly responsive to tenants and landlords and very knowledgeable on all aspects of managing flats, beyond what their clients sometimes need. I have no hesitation in recommending them to any landlord, regardless of the type of property or the size of the portfolio. As an 'amateur' landlord I have been fortunate in finding a company that treats its clients consistently well, always providing advice and support whenever needed.

Long story short;
- Got a call day before move @ 5pm saying the tenant was being difficult and wouldn’t move but “don’t worry”
- Property was a state (food everywhere, carpets untouched, cobwebs all over ceiling), cleaners hadn’t come and previous tenant left furniture (and a bong)
- Got an email to say thanks for my kind google review, which I hadn’t written, so I had to complain as Chris (who I believe has since been fired for other in-professionalisms, which I’m aware of due to an omission from other unprofessional staff) left a fraudulent review in my name so I’m sure many more of the reviews here are fake ones.
- Alivin place had no idea that land in the back of one of their properties had been bought and so over the course of a weekend a fence was put up in the car park taking 20 spaces down to 7 - meaning we had to fight for a parking space in a tiny gated car park we were paying for and Alivin place did not support with this whatsoever (anytime I called regarding this issue staff found it highly amusing and laughed it off)
- Check out report listed items that were left by the previous tenant that we were told to throw out
- Deposit did not come back on time and was delayed
So in a nutshell, would not recommend.

Excellent & professional property management agency. These guys are the real deal - they actually care about you! They are responsive to any issues and are super trustworthy. We were happy tenants for two years.
I give them 4* rather than 5* for two main reasons:
> Their charges are extortionate and unfair - you will have to pay a lot to move in/ move out
> When the property was being marketed for new tenants, we were constantly being bombarded daily by some 10 different estate agents they had given our personal contact details to requesting access to view the property. We effectively became their diary secretaries - please in future do not do this to your tenants. 1 or 2 agencies is fine, but why so many. It isn't fair.
Overall - I would have no issue recommending Alivin Place. I hope my feedback will help make their service even better.

I was previously a tenant in a property under Alivin Place. When I left I forgot to cancel my rent payments and had a very difficult new tenant replacing me in my contract, causing months of delays on the return of my deposit. Needless to say this put both myself and Alivin Place in a difficult situation, through no fault of ours.
Alivin Place were incredibly professional, kept me up to date with the situation and often called outside of their work hours so I wasn't worried. I have been extremely happy with their service and would recommend their service to anyone. Thanks again!

Never rent a flat from this company. I have lived in a number of flats around London and this is truly the worst property agency in existence. They are dishonest, unresponsive and truly unpleasant people. I am shocked to see others have left a positive review after the horrible way they have treated me during my tenancy.
