I had the worse experience ever while renting with elms. They continued to charge us rent for living in a mouldy, water logged flat that only 2 months in didn’t something about. We hassled them daily about our issue but just they just palmed us off. They are slow, lazy and will do everything on the cheap.

The WORST estate agents I have had the mispleasure to have dealings with. Absolute CONMEN. We were supposed to have moved into our flat after being pushed to move in weeks earlier than we had wanted. The place was a still building site, absolutely un inhabitable. We dealt with a thoroughly rude and patronising estate agent (Jade) who laughed in our faces when we said this was unacceptable. She also tried to intimidate and threaten us, claiming if we made a fuss the landlord could pull out (not true since we can’t be evicted currently due to Covid). As well as ignoring our emails. The work STILL hasn’t been completed and we are left without a home. The estate agent has said the property is fine to move into however there is building work everywhere still ongoing, we have no hobs and the bathroom is unusable. Some of our housemates have chronic asthma and therefore it is unsafe for them to be in the property. If I could give zero stars I would. DO NOT DEAL WITH THIS ESTATE AGENT.

We had a terrible experience with elms estates. They’re rude, unresponsive and blame tenants for things are aren’t their fault at all.
We had the following problems weeks after moving in:
Moths in carpet.
Lights not working.
Floor in poor condition.
Extractor fans not working.
Heating problems.
Damp patches.
They were met with absolute denial and contempt from Lak and Jade. Horrible people. Do not rent from this agency. It’s not worth the stress.

My flat mate and I have used Elms estate for the last three years and have only good things to say about them. I myself lived in the UK for 9 years and have met and dealt with many estate agents that have been less than but Elms has been nothing but perfect. Customer service is amazing, the response time is excellent and if there was ever an issue they would be straight on it. No hassle and extremely professional and personable. If I still lived in the UK I would use them. I want to especially thank Villy and Gabriella for being so amazing and always so wonderful to deal with.

We have worked with Elms for a number of years now, renting a few properties. Adam from the management department, is one of the best portfolio managers we have come across. He is always at hand and very proactive within his approach. Very reasonable and fair. Adam is the kind of person that would give you an update, even if the update is 'There's no update', which in our opinion is better than nothing. Communication is great. Gets stuff done... Very happy throughout!

In the middle of the actual Covid-19 crisis Elms lied us on letting us know we were going to have a reduction the rent, which seemed true until the day the contract ended that they took that part from the deposit... A very unfair situation for people who struggles to pay their rent in those difficult moments. Furthermore, we were told they were going to release us from the contract as soon as they could find a new replacement tenants, then were no even trying it. Very bad situation for us…

Very bad service, poor time management and disgraceful behaviour by some of the team. Ended up leaving the property because Elms Estates were so bad, they failed to rectify a damp issue that got so bad there was a potent small and huge area of mould. Furthermore, when complaints were made there was very little done to rectify the issues.

I would buy through this estate agent over any other if the opportunity arose, they have excellent knowledge of the area and they're honest and helpful. I've also had superb service from Elms as a landlord. the staff are friendly, efficient and they take all the stress out of property management, which is very important to me. Well worth trying if you're buying or letting as property.

We’ve been using Elms as our letting agent for our property for 6+ years. They’ve removed so much concern from the letting process. Rutland the owner is incredibly authentic and honest about fees - which I find to be fair.
I used to live in the area and helped organise a few community projects such as a communal herb and flower garden nearby. Rutland very generously donated to help us fund this. This left me with the impression that he is the type of person that genuinely wants to improve the area.
I also like that they take a hands on approach to fixing problems. Rather than send a tradesperson to fix a simple issue such as a fuse, they visit the property first. Special thanks to Jade who has done this many times.

In my 7 years of renting in London, Elms hands down have been the best Estate Agent I've dealt with. My partner and I rented a little flat off them for 2.5 years. During that time whatever went wrong (broken showers, washing machines, mould issues, etc) Elms dealt with it swiftly and decisively.
