Good location close to parliament. Great RICS member facilities, Library, professional bookshop, members lounge, Roux Restaurant at several levels. Wonderful old world bar great liquid stock traditional scotch whisky and all you come to expect when thinking of fine food and dining. I complained to RICS about one of their members, a very incompetent surveyor based in Kelvedon, Essex, who pretended to be sufficiently qualified for Expert Witness work when in fact he wasn’t skilled enough for the job. RICS dragged my complaint on for over two years. I rarely received an update and I had several investigators. Finally, my complaint was upheld, and I received a letter stating that: “I have now concluded my investigation into your complaint and write to confirm to you the outcome. The Head of Regulation has decided that the concerns are sufficiently serious and that it is justified in the public interest to pursue disciplinary proceedings. The matter has therefore been referred to a Disciplinary Panel for further consideration and determination.” However, about a year later I received a phone call informing me that there was an update with regards to my case and the update was that the decision had been reversed. While I had been asked to submit evidence of the surveyor’s negligence and incompetence, RICS did not ask the same of the surveyor and went along with whatever lie he cared to come up with. So, the outcome was that their member didn’t do anything wrong, it was all my fault. Never mind that his negligence caused me a £10,000 loss, they decided not to take any action against him so that he could continue to pay his RICS membership fee and carry on doing incompetent work and cause loss to many other people.

I have found RICS appalling as they sanction the conduct of cowboy surveyors and do nothing to protect the public. I have been let down by three surveyors who, after being hired, ignored all my correspondence, did not turn up to appointments, failed to give notice of awards, failed to provide any assistance when my neighbours' builders, under their instructions, trespassed on my roof, causing extensive damage to it by maliciously lifting up my roof tiles and leaving huge amounts of rubbish there (I am disabled and I have young children and pets). Joan O'Toole of RICS' "customer service" has concluded this behaviour is completely acceptable. By doing so she is encouraging these surveyors to carry on this kind of behaviour. Shame on these surveyors, Dirk Springer, Anthony Barron, and Bruce Spenser and shame on RICS and Joan O'Toole, RICS is one of those "professional" organisations created to give respectability to unprofessional people. I have now reported this to media who are coming to visit me in my home to film the damage I've been left to deal with after employing RICS registered surveyors. Don't expect RICS registered surveyors to be trustworthy and RICS to protect you when things go wrong. I will also be contacting their CEO about my experience.

Yesterday the 22nd September 2016 I posted an adverse review against RICS. By some adroit means they have managed to erase it. It will be interesting to see if this one is erased. I have repeatedly complained to them about the conduct of one of their members. Anthony Beevor, who carried out full structural surveys of two properties purchased by my daughter which were later found to be riddled with damp. RICS have repeatedly dragged their feet, have given out wrong information and have refused to take any action against their member. I have spoken to numerous people who informed me that they have experienced equally unsatisfactory treatments. The general consensus appears to suggest that RICS is not a fit and suitable organisation to hold a royal warrant and clearly is grossly overstaffed by bureaucrats each protecting the other, and occupies excessively over the top premises, whilst at the same time indulging themselves in illusions of grandeur. I will be interested to hear from other victims of which I am sure there are many. Reference to Anthony Beevor, FRICS. Attached photographs of the damp penetration which he denies exists.
