We used The Modern House extensively during our search, as the type of properties they showcased were exactly what we were looking for. However, this five-star review is based on the experience we had once we'd found the property we wanted. We dealt with Matty Hind, who was absolutely exceptional throughout the process and the polar opposite to those horror stories you hear about when dealing with agents. Matty was professional, personable and proactive. The other element that we didn't expect to encounter was he was also very empathetic, which made a massive positive difference to our experience. If Matty is indicative of the Modern House's general standards then I can't praise them enough in all honesty.

We sold our house through Modern House as we had always loved their company and followed it closely. Jake came to view our property and due to certain circumstances we said we would need time just to get things in order, he was the only agent who did this. We knew we would always go with MH but the fact he kept to his word, respected that and didn’t hound us like the others just showed Modern House listened from the start.
Chloe was just AMAZING, I’m not sure I’d be where I am if it wasn’t for her! She held my hand through the entire process and made sure my sale ran smoothly just as much as my purchase. She truly went way and beyond and I’m hugely grateful to her.
I would without doubt use Modern House again, if you’re hesitating don’t! It’s the slickest of machines and other estate agents should take note on how it is done!

We had an excellent experience selling our property with The Modern House and wholly recommend the company to others with unusual and unique homes.
From the valuation stage with Lucy Drane, who instantly picked up the measure of the house and wrote the illuminating listing to the sympathetic and stunning photography undertaken during the pandemic by Elliot to the final sale stages with Jack who we could not fault.
Jack was utterly professional with an easy charm that pervaded our conversations. He always returned calls, followed up on viewings and gave us the information required at each stage of the sale. Jack definitely went the extra mile to secure the sale.

We sold with The Modern House and had an incredibly smooth and straight forward experience. The team were friendly and accommodating, we felt they understood the value of our home without any mention of "square footage" and were all a pleasure to speak with. To our surprise and delight, our home landed directly in inboxes (as my TMH fan friends alerted us to!) and we soon had a full day of viewings followed by offers from fantastic buyers that I truly do not think another agency would have found for us. We feel happy that the new owners will love living there as much as we did and would happily sell with TMH again in the future.

Absolute joke of an EA. No communication, mixed messages, having to chase up phone and email, pushing buyers into bidding wars. All the shady practices of estate agents are 1000 times worse as they know they have niche properties and a monopoly on them. Hopefully some competition comes along. Watch this space. For now, shame on you ghastly people.

I was lucky to find The Modern House after not making much progress with another Estate Agent over several months. From the start, The Modern House were dynamic, yet sensitive to the particular characteristics of the property. Covid-19 hit and sank the first offer, but TMH hit the ground running after confinement and achieved great sale even in that context. They were helpful, honest and communicative throughout. I couldn't have hoped for better.

When you have a stunning home in a unique location built for you then when the time comes to move on it is a a major emotional challenge. This is what my wife and I went through this year with our decision to downsize to another bespoke home. Getting an agent who not only shares but preempts those emotions, understands the real value of design and has a like-minded clientele within reach is not easy.
Our home was too difficult for a major but standard, high property value agency. They could only see it through their own limitations and put forward the wrong people to view, incredibly frustrating and wasteful.
The Modern House is a completely different proposition, their people are intelligent, young and energetic with an advisory capacity beyond their years. They reach out to their followers utilising the latest social media routes and these followers praise them just as much as selling owners.
We have nothing but praise for the speed and way our sale moved forward as I'm sure has the purchaser of our beautiful (ex) home.
When we come to sell our next home in maybe 10 - 15 years time we know who we'll be going to!

We viewed a property with this agent but then received no follow-up. We emailed to discuss this with them as we were keen to put in an offer however we didn't get a response. We then found out the property went under offer a few days later - meaning we didn't get the chance to bid for the property. Such a shame for the seller as they could have potentially received multiple offers.

Back in the summer we enlisted the Modern House to market my mothers 1960's north London bungalow.
The previous year Mum had become widowed and after 48 years of enjoying such a special property. We were looking for a more bespoke and considered approach than the typical mass market high street offerings.
Initially, the wonderful website's aesthetic, with the use of natural light was a huge consideration in making the Modern House choice. Its really a stunning playground to explore as buyers/sellers/appreciator of stunning properties/dreamers.
Our first contact was with Georgia Grunfeld, a specialist appraiser at MH. Georgia was a delight, who had a genuine appreciation for the property and the personal circumstance surrounding the sale. We worked closely during the pricing/viewing process and we were sad end our collaboration but were passed into the capable hands of Kate Hawkswell. Kate wqs equally impressive as our sales advisor, helping us deal with the buyer/solicitors and various surveyors along the way.
I'm confident after recently completing the sale the decision to trust the expertise of the MH was 100% the correct choice for us.
They are a fraction more expensive than your typical estate agent but the quality of service far outweighs that slight increase in fees.
I'm doubtful we have found the right buyer, achieved asking price and completed as quickly had we not used the MH.
What Albert Hill and his co-founder have built is something rare and special.

I mean it when I say it was an absolute joy working with the Modern House (MH) team, who are whip smart, professional, attentive and service-driven (when much of the property sector is sales-driven!). MH were on our side as well as the buyer's side, all the way through the protracted and bureaucratic process that is buying/selling a house. The right balance, as it has to be right for both parties.
NB. I would not in general recommend using MH's preferred list of solicitors, who seem to be positioned at the top-end of the property market and a bit out of kilter of selling a lower ticket property.

What a tough experience we had. The wonders of Instagram and property escapism captivated us, but ultimately they failed to get us into the house we had an offer accepted on way back in October 2019.
They over valued the flat compared to the mortgage valuation - and this seems to be their policy. The fact we were then paying ££ above asking just added to the pain of having to wait for sellers to find their illusive unicorn. Poor service from the agent. We often wondered if we were getting the truth from The Modern House on behalf of the seller. A complete absence of honest communication.
A bad experience admittedly made worse by a seller who was never really determined to sell their dream to someone else.

The Modern House are truly a unique estate agents. After an absolutely terrible experience with a local estate agents for 4 months I changed to The Modern House. At the beginning I chose them specifically because I felt that their online platform was especially important during Covid Lockdown and because of the calibre of properties they have on their books. Although I was anxious to change estate agents in the current climate, I really felt I had no option. The difference between my experience of selling my flat with a local Kentish Town estate agent and The modern house was vast. I found the Modern House to be excellent because of their online platform, belief in the property that they are marketing, honest advice and communication. I felt that they also treated my buyer with respect, making sure that to their best possible knowledge the buyer received the right information about the property and had an ethos which doesn’t allow for the typical estate agent games.
Georgia was my first contact and wrote a beautiful well thought through description of the property. Taking care to describe the character and features. The photographs are of course excellent and I was able to keep them after completion. Which is a really lovely touch and a memory of the property. Charlie was my main contact throughout the sale, he was incredibly supportive throughout the whole experience, knowledgeable and gave me honest advice. He was an excellent mediator between all sides. It was a much less stressful experience than what I had encountered in the months before. If I were to sell in the future, I would most definitely use them again!

This is a highly professional operation! The information publicized about the house was very well researched, thorough and interesting. There appears to be a ready market of interested people who follow the posts produced by The Modern House. In one week we had 20 lots of people to view our property. The staff are all, without exception, friendly, helpful and efficient. They kept us informed promptly at every stage of the sale and were active in pushing through the necessary processes. Selling our property through The Modern House has been totally stress-free and a wonderful experience.

We love our new home; it has great potential. But we’ve scored the Modern House only 3 stars due to weaknesses in process management and due diligence. (Or perhaps, as buyers, our needs were simply secondary to their actual clients, the sellers).
Our first offer on a Modern House property on the Dulwich Estate in London was accepted on 7 June 2019. On 28 October 2019 the sellers pulled out on the supposed day of exchange. We were told this was unprecedented.
Our second offer on a Modern House property in Chislehurst was accepted on 12 November 2019. On 10 March 2020 the sellers pulled out in the supposed week of exchange. Our request to meet the Head of Sales to discuss the situation was declined. Two months later, the Modern House took the same property back to market.
Our third offer on a Modern House property in Forest Row was accepted on 10 June 2020 and we moved in on 28 July 2020. Our joy in finally moving into a new home was rather marred by the discovery of a number of deceptions on the part of the seller. For example, the fridge/freezer and oven weren’t “brand new” as explicitly stated in the Modern House online viewing. The former was manufactured in 2007 and the latter in 2006. The fridge/freezer had an EPC label attached to the front to imply it was new. In fact, the label was taken from another appliance and had clearly been applied to hide rust.
We contacted the Modern House about the inaccuracies in their online viewing. Their response: “….our terms of business contract, which all our clients must sign before we market their property, specifies that they must not misrepresent any aspect of the property, so we can only take it on good faith that this is accorded to”.
The Modern House may sell highly desirable properties but that old chestnut ‘caveat emptor’ applies to the same degree as with any other estate agent.

Very impressed with their knowledge and their marketing literature produced for our house. The photos were superb picking up on features of the house design and setting very well. Their specialist knowledge brought in buyers for a niche market such that we got a very quick sale. A "normal" agent would not have been able to deliver this nor cast out such a wide net for prospective buyers.

Struggled to decide whether to give 1 star or 2. I settled on 2 as they were responsive and interested, however they did get it very wrong.
In short, despite saying they had strong local knowledge in the area in which I sold (Islington) they undervalued the property by 20% compared to the final selling price. In addition, the costs for dressing a property and their high fee would have added to a total loss of £200k compared to selling with a local agent (which is what I ended up doing).
There is the argument that at the vastly undervalued price, offers above asking would have come in - I accept this, but still do not believe they would have made up for the 20% difference between suggested asking price and actual sale price.
I initially wanted to go with Modern House as they seem to specialise in unique properties, which mine was, but ultimately it was the local agent that won out.

As buyers of a property on the Dulwich Estate marketed by The Modern House we have been very impressed by their professionalism, specialist knowledge and efficiency. So it was utterly unexpected that our sellers pulled out, 5 months after they accepted our offer, on what would otherwise have been the likely date of exchange. All the buyers/sellers in our - relatively long - chain will have experienced the same emotional distress and financial loss (solicitors fees, surveys, etc) as we have. Whilst The Modern House are clearly not responsible for their sellers' last-minute decision, we very much hope that should this particular property come back on the market with the same sellers, the Modern House would decline to act as agents.

The Modern House are transformationally different from dealing with any other property agency. Everyone was so thorough, helpful, intelligent and responsive, and to cap it all off we got an excellent price for the house. All the newsletters, the brand etc are very interesting too, but in terms of their core business - selling houses - I can't recommend them highly enough.

While they know their market and, admirably, have high standards in precisely what they will sell, their core estate agency skills offer a masterclass for any other estate agent operating today. Photos sell property and theirs are first class, showing every aspect of the home, both in terms of demonstrating the space and focussing on micro details. Their own branding and sales collateral is effortlessly stylish and seductive and they engage with both active and potential purchasers intelligently by multiple platforms and publications; I know many many people who are absolutely not in the market to buy a property but regularly visit The Modern House website just for inspiration/"property porn"! Finally, the team are dedicated, experienced and specialists in their field. They are attentive and thorough and make the whole process as easy as it can possibly be. Simply put, I don't have a bad word to say and think that The Modern House are absolutely at the top of their game.

We have to say that the buying and selling process were as painless as such can be.
Christian acted on our purchase and was simply superbly professional and helpful at every turn.
Olivia has acted for us on the sale, which exchanged yesterday. She was tireless in chasing everyone in sight and went above and beyond anything we could reasonably expect.
Communication with TMH is brilliant. The team clearly meet and keep each other up to date, so whoever answers the phone has a good idea of what is going on.
