Wish I could give a 0 star while giving them the review. One of the worst Letting Agent in Birmingham . These guys rip you off if you vacate the property . Unresponsive , unfriendly and a shameless group . I reported multiple issues to them regarding the property maintenance and also regarding the security concerns but they just ignored each and every issue. Without having to look into the issues when I was residing into the property they simply blamed us for the property damages . Don't waste to your time taking any property for them otherwise you will regret. They will make sure that you don't get any pence of your deposit by making false claims.

I was very happy with the level of service I received from Asset Residential. Simone and Luke were very helpful throughout the process. I always had a prompt response to queries, and Simone regularly checked the other party to ensure that any delays were avoided where possible.

Complete and utter joke - Took time out to go for a viewing of a property to let. Was left waiting (without contact) for over 15 minutes past the allocated time. Then tried to contact them and was informed that someone was moving in that very day ?? Was then told to have a look at their other properties? Must be having a laugh. Absolutely dysfunctional and just plain rude. Unprofessionalism at its finest.

I have just vacated my property and would like to thank the team on a very pleasant experience from start to finish. One particular event worthy of praise was the occasion Lindsay came into the City Centre on a Saturday evening to provide a spare set of keys as I had my handbag stolen that morning in Manchester. There was some minor cleaning that I had to pay out of my bond but on reflection this was an accurate assessment and I was willing to pay it. I have read some of the negative feedback on this site and I honestly do not understand it, leave your property clean and tidy, report issues as they happen and you’ll get your bond back, quite straightforward really Asset even told me what to do when I left and how the process would be managed.

I've used this company for a few years having taken them on with a pre existing tenant, they are NICE people, do what they say they will without prompting which is a bonus in my book as I normally follow up everything myself. They got me tenants for another recent property very fast and they have procedure in place to make sure the prospective tenants are genuine, not flat viewer hoppers. I was pleased that they listen to the type of tenants I wanted and presented me with ones which fit me exactly. They have good maintenance people in place too so I know my places are well cared for and MOST importantly their fees are extremely reasonable compared to most of the other agencies.

Really good experience throughout the tenancy specially with Conor. A couple of small issues at the end of the tenancy specially to get the check-out done: After i handed the keys over back to the agency it took 6 days for the check-out to be done and then additional 10 working days to receive the final report. After receiving the final report everything went smoothly thanks to Gareth from the deposits team: quick reply to my question and the empathy was really appreciated. It literally took less than 24hours to sort the deposit repayment with Gareth.

We have been with Gareth and his team since 2002 and have no complaints. They have always been very helpful and quickly resolved any issues that may have arisen. We have been able to call on them whenever we have had any problems with our properties, and we can honestly say that we couldn’t have asked for a better team to be with. Great service, i rented via AR for a few years and they've been ever present and available whenever any issue has occurred. No problems with AR whatsoever. Utterly professional. I can only recommend AR and i would go to them first if/when the tables are turned and i am the landlord. Everything was pretty much alright until we have actually signed the contract. There were issues from early beginning. First of all, when we went for the viewing the lady told us that flat will be repainted as the condition of the walls was very poor, moreover the was a massive mould around the balcony door. When we moved in we were requesting repaint multiple times however they were keep telling us they will let us know what the landlord said. The flat has never been repainted for us. Also when we moved in we found out that we got a mouse in the flat. We informed the agency about this issue however the first time someone came to have a look on it was about 10 months after this, when we gave our notice, despite many calls and emails. When our radiator in living room/ kitchen area got broken we had to wait nearly 2 months for someone . I must highlight that it was winter time and temperature in our living room was as low as 14 degrees. We obviously tried to email and call agency but no one was bothered and they just asked to wait. We fixed multiple stuffs I the flat including the massive mould and they were shameless enough to put on us ridiculous charges for cleaning. Even if the flat was left in great condition. A way better when we moved in there. I received check out inventory and basically everything needed "wipe over" from DUST ! switches with fingers marks on it. Complete shame. All this wipe over need 3h 40 min cleaning and it was contracted for cleaner who get £22 per hour. At the end they agreed for £41 instead of £66. I will add that I offered to clean everything myself but let's be honest, the eye didn't care for clean flat only for my money. I should better give up my masters and hire as a cleaner with them. To be fair I would not recommend them to anyone and I will never use this agency again. PS. Avoca Court tenants, good luck for you as the mouse is still there. I recommend to close the door from your bedrooms. :))))

This is the worst letting agency that I have pleasure to cooperate with. They don't care about tenants at all. Contact with them is completely ineffective as there is no clear who is able to make decisions. They are never on time with agreed service. What should be mentioned here is that even you are reliable tenant they will make this ridiculous visits every 2 moths taking pictures of all your personal stuff. I definitely don't recommend so if you have a choice avoid a "pleasure" to cooperate with Asset Residential.

Rented a year with them. Same problems as other have had in the past . When I moved out I recieved a bill for cleaning. The place when I moved in was a joke. Dirt and dust all around. Dead insects and chips under the furtniture.I had to clean it just to be sure that my healt isn`t at risk. I left the place in a whole lot of a better place than when I moved it. Yet I was billed for cleaning. Good joke. I would suggest giving a good think if you want to pay cleaning bills at the end. I see this is common practice with this letting agency as there are other who had the same problem. Agents are pretty pushy when trying to have viewings for the place. Other agents (From other firms) would call to see when you could be available to suit a viewing. They would just book it as if it wans`t even a problem for you...it's not like you live there and maybe you don`t want to get your stuff stolen or people having a look at personal things.

Terrible letting agency. After putting a Previous 1 star review the owner phoned me up and threatened to end my tenancy if I didn't remove it.... Silly charges for administration was the cause for previous poor review along with the useless staff at the office. 4 months before the end of the tenancy I broke up with my ex and was stoping at various houses so she could continue to stay there with our kids, I explained how stressed I was and that I would like to pay the whole sum needed to end the tenancy... He wasn't bothered, and when it came to the end my ex was going to stay over, after speaking to him he told me we would both be taken to court.... I politely asked if he could remove my name from this because i hadn't lived there for months.... He didn't care just added more stress. Eventually my ex left in time and when it came to getting the deposit back... Well that was fun again. £200 in painting and decorating which was annoying seeing him walk around the flat showing the decorator and the decorator saying "is that it". And £60 in charges for cleaning even thought we cleaned it to an exeptable standard as it was given to us. I asked for invoices to prove the work and he couldn't give it, said he payed way more than I gave him and said "there's no proper invoices when landlords do things this way" which is just shouting to me that it was all done cash in hand to avoid tax.... Not impressed with Gareth and how he handles his company, it's all about money he will not give a monkeys about the people. So good luck

I'm not sure what's worse - the appalling way in which Asset Residential treated us during the end of tenancy process, or the fact I can't give them the zero stars they truly deserve. I would NOT recommend renting a property from this company if it can be avoided in any way. To be fair to them - they weren't terrible during the the time for which we rented the property for. About as slow as any estate agent/landlord I've had experience with in the past. But they were dreadful when it came to returning the deposit. They tried to take £500 off the initial deposit. When we then requested details and evidence to back up their claim we didn't receive anything, not even after several requests. It felt very much as though they were picking on the little guy because they had the time and money to dispute and stall. Due to their lack of evidence and explanation I of course contested the amount. This went through the DPS process and I spent many hours collating evidence to dispute their claims (at which point they had still not provided any evidence for). I was eventually awarded the full claim amount back - I can only assume it was because they didn't have any evidence to their claims but they were trying their luck because it probably works on the majority of people- A way for them to get easy money from people because they don't have the time to contest and go through the process or simply cannot afford it. They are bullies and I will be writing a formal complaint. If you are forced to rent through Asset - ENSURE you take photo's when you first move into the property and be very detailed on the itinerary for anything which they 'forgot' to record. Good Luck EDIT: After seeing the managers aggressive response and having him question my integrity as he stated "you did leave the property in an extremely poor condition" - here's an extract from the information I had to put together for the DPS to retrieve my money back (cleaning only!) Hopefully it enables you to see the kind of company Asset Residential is and how they're managed. "Cleaning Asset residential is trying to claim 175.50 for: 'The property required 9 hours 45 minutes of professional cleaning at £15 per hour plus VAT'. This simply cannot be the case. Before we moved out of the property we employed the services of Daily Poppins ‘Cleaning Service Specialists’. The flat was not dirty but we decided to use Daily Poppins to remove the risk of there being any dispute over the deposit. For this service they charged £132 which consisted of two cleaners for 3.5 hours performing the end of tenancy clean as detailed in the attachment. Once Daily Poppins had finished cleaning we were happy that the flat looked in better condition than we had received it 2.5 years prior. Daily Poppins were kind enough to put a few words together based on their extensive experience of cleaning properties. This can be seen in the attached evidence zip file. As you can see they state that 9.75 hours alone is excessive for the size of property. So for Asset to claim that the property required 9.75 hours’ worth of cleaning after we had paid a respected and well known cleaning company to complete the task is utterly unbelievable. Especially as throughout the tenancy Elizabeth and I made sure to keep a clean and tidy home. Elizabeth was present when the cleaners were at the property and confirms that 7 hours of the end of tenancy clean was completed. When Asset first informed us that they were intending to charge us for 9.75 hours of cleaning, we of course asked them to provide evidence to justify the claim. Throughout the entire process we are yet to see a shred of evidence which backs up their justification of the property requiring an excessive 9.75 hour clean after we had already paid a professional service 7 hours. This is why we do not believe that we should be paying anything to contribute for the ‘so called’ 9.75 hours clean." Trying to charge us 10 hours of cleaning for a tiny flat after we had a professional service clean for 7 -One example of how Asset residential will try and rob you!

Inititally pretty good. Whole set up and arrangement was fairly pleasent and easy to follow. Main problems begin when your leaving, like so many other reviewers have described Asset are a nightmare at resolving issues. Refused to negotiate or come to an amicable conclusion in regards to Deposit and tried to charge some stupid amounts for cleaning and repairs. Tried to offer £60 in order to avoid the time wasted from going through DPS, with which we refused happily. They were very arrogant when it came down to it, thought that they would be granted the full charges if it went through resolution (Evidentally Not!!). As the previous reviewer below mentioned, make sure to take pictures as soon as you arrive and keep a record of all communication. If you have yet to use them, I strongly advise you to avoid.....wish I had seen these reviews before selecting them. In conclusion to our dispute we had the majority of our money returned to us, and even DPS found their charges to be over the top. The only regret I have is that friends living in a flat below us decided to give up on disputing as they were going abroad. I'm sure they too would have had a positive outcome if they had disputed. All I will say is that the inital service is good. The real problem for Asset is in managing their ridiculous charges at the end of tennancy. Make sure to dispute if you feel at all that your not getting a fair deal, and make sure to provide all evidence. Don't get talked out of it by anyone from Asset.

I feel my previous review was slightly harsh so I have decided to write a purely objective review. Asset: *Provided only one entry fob to our new property, telling us that the building management company (Remus)had non in stock, on calling Remus they said they had "hundreds" of them but they cost a one off fee to provide. *failed to provide door codes to the complex and car park, again blaming Remus (who provided them almost instantly) *left us without a cooker for 2 weeks in summer blaming the maintenance company, who said they had not received any communication from asset. *Left us without heating and hot water for one month during winter, first claiming that we had not logged the problem then again blaming the maintenance company *Changed address without notifying us *Got the address wrong on our tenancy agreement *attempted to gain access to property without 24 hours notice *Lost their key so they couldn't gain access (lol) *withheld deposit money for 3 months *failed to change our deposit when changing from TDS to DPS (TDS almost didn't take our case) *failed to provide deposit money to TDS when requested *provided an out of date inventory of the apartment Eventually we got all our money back via TDS who were still waiting to receive the money from asset Advice if you do rent with asset *take photos of the apartment as soon as you move in *update the inventory with any stains etc keep a copy and provide one to asset preferably by email *email all correspondence with asset or keep a written record Advice if you don't already rent with asset *don't
