Rented sometime ago and it was the worst experience of my life. I was forced to take my review down at the time but having seen recent poor reviews I feel like it must really be hit home how poor this company is. We lived in a basement flat with a faulty desiccator in the bathroom leaving to the toilet coming out of the shower when flushed flooding our bathroom with sewage this was reported almost daily and never fixed. Following from that our doors never shut properly to the building itself (flat doors were ok) but this led to a homeless man sleeping just outside of our property in the boiler closet. This was never dealt with by Bultins in regards to changing locks and securing the property and we were told to deal with the man staying inside the building ourselves. Worst company I have ever dealt with

I live in a block of flats they manage. We have had people braking into our building through the front door which gets a quick fix until it happens again, there is no effort to make a lasting change. My post box has been broken into multiple times as have other residents, all in front of a CCTV camera - no action. My bike was stolen from the 'secure' bike shed in front of 2 CCTV cameras - i received a 'sorry your bike was stolen' reply email and i asked about increased security/code changes to make sure this doesn't happen to anyone else - no action. Then guess what, another residents bike was also stolen! They then said, after multiple residents complained, that they will change the door codes. Ok, a little too late but fine, and they proceed to send a letter out to every resident.. to our post boxes which have been broken into multiple times! the letter even implied 'the post boxes have been broken into and are not secure'.... I know that alone is a small mistake, but issue after issue not getting resolved and emails and phone calls going unanswered it seems they are happy to collect the fees and send a few letters out, but dont bother doing anything to help the residents of the properties they manage - sort it out!

The worst managing company in Leicester. Unprofessional and careless. We are having security issues that they don't care to fix (should be their responsibility to fix gate, padlock etc) and we are left to pay the damages and managing fees. Absolutely ridiculous company, I had wasted an embarrassing amount of time at the phone/ writing letters and got nothing back! Avoid

Very disappointed regarding the reply speed. I have reported two issues which need to be fixed more than 8 months ago like leaking to damaged item. Some customer care member are warm and willing to help but never get response from managers.

Butlin Property services are the management company for the flat building that I live in. We have had a lift that has not been working for over 11 months now, and they are showing absolutely no signs of chasing the lift company for a dat for a repair. I have been told they are 'waiting for a date', which is unacceptable consdiering the role of the company is to push forward and fix issues with the building.

Excellent service from start to finish! The team are so lovely and made the experience stress free, quick and easy! Even when I experienced a little plumbing issue during my time at the property they sent one of there contractors out straight away and arranged a time and a day that suited me! It’s been such an easy process and I will really miss the property and the staff that I got to know over time. If your looking to rent a property in the Leicester area, these are the people to call! I don't know why Butlin gets only 2 stars here. This agency is the best among those I have dealt with. People are very nice and helpful. Very responsive. Landlords are cool. Very reasonable rent and fees. I'd recommend to anyone who doesn't want stressful experience with housing agencies and landlords.

Great communication throughout, had a few problems with the shower that were quickly and efficiently rectified. The flat was in good condition and well maintained. The team at Butlin are friendly and professional and quick to respond to queries.

We rented a property in Leicester from Butlin Estate agents.The staff are always very helpful and respond quickly for any issues to be dealt within the property. In my last 10yrs of renting properties across the country,Butlin staff are the very best and never had any issues with them. The staff are very friendly and pleasant to deal with.

Our flat was flooded on Friday, August 18th, 2017 after 5pm when our neighbor's boiler broke and starting spewing water. Our neighbor was away, so no one could open the flat door to let a plumber shut off the water. When I tried to call management, they did not pick up, as they only answer calls between 8am-5pm. It would have saved a lot of damage to our flat if they had a 24-hour emergency line so that someone with a master key could have let a plumber into our neighbor's flat. In fact, it seems unusual that they do not have a 24-hour emergency line. Instead the fire brigade was called to break down the door and stop the leak, which was now flowing across the entire 3rd floor of a 5-story block of flats, flowing down the outside wall of the building, and leaking through the floor into flats below, potentially causing shorts in the electrical conduits. Power was shut off to flats, presumably until Monday when Butlin opens for business again. I'm not quite sure what Butlin is paid to do (clean the communal areas?) if not to respond to building maintenance emergencies. Even the firemen and city council had trouble getting in touch with management. This is a dysfunctional management company. Avoid at all costs if you would like help in an emergency at your property.

Lived at The Strand on Welford Road for 5 years, Butlins managed the property. When I moved in, they managed to mess up my standing order by giving my bank the wrong details, my first payment was late. They refused to fix the intercom and door entry system, meaning I constantly missed deliveries, having to pick them up myself. The place is a filthy mess, there have been instances of vermin infesting the building; rubbish everywhere, inside rarely cleaned, yet Butlins despite numerous complaints do nothing about it, one member of staff told me 'this seems to happen a lot at the properties we manage'- says everything. Despite the water pump making loud noises for over a month, they did nothing about it, when it broke, there was no water at all for a day. Also the gate is faulty, yet Butlins get it 'fixed' each time, rather than come up with a permanent solution. Now they seem to be allowing selected people to put their own satellite dishes up, which is against their rules, but like they care. Overall, I have found Butlins totally incompetent of managing a residential building, I will now always steer clear of this company.
